Steel Framing Underway for Mixed-Use Project North Of Boston Steel framing is underway for the upcoming mixed-use project at 24 Gould Street in Reading. Foundation Work Ongoing for 24 Gould St. in Reading Construction is progressing for the mixed-use project at 20-24 Gould Street in Reading. The upcoming 4-story building will feature 55 residential units along with around 3,500 square feet of retail spaces. The building will also include a 69-space enclosed parking area, indoor common area, and a green roof deck/courtyard

Hyde Park Apartment Building Complete The Residences at Fairmont Station in Boston's Hyde Park neighborhood are now complete. New four-story building located next to the Fairmount MBTA commuter rail station containing 27 mixed-income residential rental apartments. Units include 3 studios, 3 one bedrooms, 16 two-bedrooms, and 5 three-bedrooms. 24 units will be rented to households earning no more than 60% of area median income (AMI), and 3 units will be rented at market rate.

Interior Finishing Underway for The Residences at Fairmount Station Interior finishing is well underway for the upcoming 27 unit residential building adjacent to the Fairmount Commuter Rail Station in Hyde Park.  The four-story project will feature a mix of studio, 1, 2, and 3 bedroom units.  24 of the units are designated as affordable.  The building will also include 6,000sf for a children's play area and a public community room.

South Coast Improvement Company wins $5.25M renovation of 1080 Beacon Street, Brookline  South Coast Improvement Company (SCI), a design-build general contractor serving New England and the Mid-Atlantic states, was recently awarded a $5.25 million project to renovate 1080 Beacon Street in Brookline. South Coast Improvement was contracted by Traggorth Companies, the project management company for the renovation of this historic property. The core renovation will address a faltering foundation on the 90-plus-year-old building. The current foundation will be reinforced with a new piling system. This will require the gutting of the entire ground floor units. Once the piling system is installed, the project will upgrade parts of the façade and entrance way and rebuild the ground floor units. As part of the project, South Coast will coordinate with Traggorth Companies’ on-site program manager and the tenants’ association at 1080 Beacon Street, as well as the city of Brookline. The project will also require coordination with neighboring buildings on both sides of 1080 Beacon to facilitate a safe area for residents to walk during construction.

Ground broken on 27 transit-oriented mixed-income housing units in Hyde Park Southwest Boston Community Development Corporation and Traggorth Companies have broken ground on The Residences at Fairmount Station, a building located adjacent to the Fairmount MBTA commuter rail station that will contain 27 mixed-income housing units. 24 units will be rented to households earning no more than 60% of area median income (AMI), and 3 units will rented at market rate. Construction of The Residences at Fairmount Station's foundation is now underway; the building is expected to open in Fall 2018. Residences at Fairmount Station developers obtain construction financingSouthwest Boston Community Development Corporation and Traggorth Companies, developers of the 27-unit Residences at Fairmount Station mixed-income transit-oriented development in Hyde Park, have obtained over $11 million of construction financing for the project, allowing the project to proceed. Webster Bank provided $6,747,000, and the State of Massachusetts provided $4,366,210 for a total of $11,113,210 in financing. Completion of The Residences at Fairmount Station, located adjacent to the Fairmount MBTA commuter rail station in Hyde Park, is expected in 2018.

Mosaic at the Riverway residences in Mission Hill now open Mosaic at the Riverway, a 145-unit mixed-income residential building in Mission Hill, is now complete and open, with all condominiums sold and affordable apartments now leasing. Located steps to the Longwood Medical Area, Mosaic on the Riverway features 42 market-rate condominiums, 43 affordable condominiums and 60 affordable apartments. Mosaic on the Riverway condominium closings underway, 100% sold out Closings of Mosaic on the Riverway’s 85 mixed-income condominiums commenced last Friday (September 30th, 2016). 11 condominiums have closed to date for an average of $928 per square foot. Closing prices to date range from $499,408 for a 569 square foot one-bedroom/one-bathroom unit to $825,300 for an 892 square foot two-bedroom/two-bathroom unit. Mosaic on the Riverway’s condominium component is 100% sold out per the Mosaic on the Riverway condominium sales website. The 145-unit Mosaic on the Riverway contains 42 market rate condominiums, 43 affordable condominiums and 60 affordable rental units. A 569 square foot sixth floor one-bedroom condominium at Mosaic on the Riverway has been listed for rent for $3,600/month per Trulia. Fairmount Station transit-oriented development moves forward with project site acquisition and state funding The Residences at Fairmount Station, a 27-unit mixed-income residential rental apartment building, took a step forward today with developers Southwest Boston Community Development Corporation and Traggorth Companies' acquisition of the approximately 1/2-acre project site, located next to the Fairmount commuter rail station in Hyde Park, for $700,000 as recorded in the Suffolk County Registry of Deeds. Community Economic Development Assistance Corporation provided a $240,000 mortgage towards the acquisition. Approved by the Boston Redevelopment Authority (BRA) in September 2014, The Residences at Fairmount Station was awarded funding earlier this month by the State of Massachusetts.
