LendLease Finances Clippership Wharf Apts for $103M Lendlease has financed the apartments and a commercial unit within the Clippership Wharf development for $103,200,000 through Oversea-Chinese Banking Corporation (OCBC Bank). Clippership Wharf features a total of 284 apartments currently ranging in price from $2,667 for a studio through over $5,500 per month for a three-bedroom home. Amenities onsite include fitness and kayak centers, several outdoor lounge areas overlooking the water, and an art gallery. The development also includes 2 additional condo buildings, Slip45 & Slip65 which offer 194 luxury residences.

$1.59M Permit Pulled for Office Reno at 100 Summer Corderman & Company has pulled a permit valued at $1,596,953 for renovations on the 8th floor at 100 Summer Street. The project includes selective demolition along with electrical, mechanical, and plumbing upgrades plus new partitions, ceilings, and finishes.  


Luxe at Alewife

Cambridge Multifamily Refinanced for $85M Guardian Life Insurance Company has refinanced Luxe at Alewife for $85M via The Hartford. The modern, 254 unit apartment complex offers studio through 3-bedroom homes along with an array of amenities including a fitness center, media room, and resort-style pool. Guardian purchased the property from the developer, Hanover Company in December 2019 for $150M.


The Cove Hingham

Final Touches Wrapping Up for The Cove Hingham Landscaping work is wrapping up and the final touches are nearly complete on the remaining units at The Cove in Hingham which welcomed first residents earlier this year. The two-building project features 220 units in total, ranging in size from 628 square foot one-bedrooms through 1,750 square foot three-bed, two-bathroom homes. Amenities include a clubroom and media lounge, a Sky lounge complete with an outdoor terrace, a fitness center, a resort-style pool, and a co-working lounge. 


Velo JP

Certificate of Occupancy Issued for First Units at Velo JP A certificate of occupancy has been issued for the first tower, 122 units, at Velo JP along with the amenity space and 1/2 of the shared garage. When complete Velo will feature 250 units in total along with just over 4,000 square feet of retail space. The transit-oriented project is located directly across the street from the Forest Hills MBTA station.

Final Phase of Market Central, Watermark, Now Open The final building at Market Central, Watermark Central the 19-story tower luxury apartment tower is now open. Units at Watermark Central range in size from 313 square foot studios through 1099 square foot 3 bedroom/2 bath homes and feature views of the Boston skyline along with modern finishes. Resident amenities include a community kitchen and state-of-the-art lounge space, roof terrace with grill areas, lobby with co-working station, and a fitness room.

Windows Going in at Slip45 Condos, Final Building in Clippership Wharf Window install has started for the Slip45 condos, the final building in Clippership Wharf along East Boston's Waterfront. When complete the 12-acre development will feature 478 residences in total along with over 3,000 square feet of retail and community space. Construction on this final building is expected to wrap up this coming summer.

Interior Finishing Ongoing for Velo JP: First Units Expected to Open Early 2020 Interior finishing is ongoing for the first set of units at Velo JP (formerly known as The Residences at Forest Hills). The three-building project will include 250 apartments and 4,070 square feet of ground-floor retail. Residents will have access to an array of amenities including an outdoor courtyard with yoga and exercise space and personal garden plots along with a clubhouse to feature community lounge space and fitness center. First residents are expected to move in sometime in early 2020. 


South Bay Town Center

Facade Install Ongoing for Hilton Hotel at South Bay Facade install is now underway for the Hilton Hotel at the South Bay Center. The 6-story hotel will feature 130 guest rooms plus parking for 77 vehicles. The building is part of the redevelopment of the 10 acre South Bay Center in Dorchester. Construction is expected to wrap up in 2020.

Interior Finishing Wrapping Up for First Units at The Cove in Hingham Interior finishing is nearly complete for the first units at The Cove in Hingham with the first residents expected to move in on December 1st.  The project features 220 apartments ranging in size from 1-3 bedrooms currently priced at $2410 through $5445 per month. Units feature kitchen islands with breakfast bars, dual sink vanities, and walk-in closets.  Resident amenities will include a media lounge, sky lounge, fitness center, and pool.


145 Broadway

Akamai Moves into New Headquarters at 145 Broadway in Kendall Square On November 1, Akamai Technologies held a ribbon-cutting celebration marking the grand opening of their new global headquarters at 145 Broadway in Kendall Square. The new headquarters consolidates six of the internet technology company’s local offices, allowing 2,000 employees in the area to work together under one roof.  The new lobby and office space designed by Sasaki is housed within a base building by architect Pickard Chilton and architect of record Stantec. Responding to Akamai’s most pressing need to unite teams across a new 480,000 square foot office, Sasaki’s design prioritizes connection within the company, articulated best by the project’s vision statement: “To connect the world, we must first connect to each other.” The colorful "Akamile" is a mile-long walking path created by Sasaki, the interior architect behind the office design. The connective pathway links all 19 floors of the new Akamai office, creating a band of social and collaborative space that connects teams across the 480,000 SF. The gradient runs between Akamai's brand colors of blue and orange, doubling as a fully integrated branding and wayfinding feature that sets this office apart as a beacon within Kendall Square. Inspiring productive collaboration across the building’s 19-floor interior posed a challenge, but the Sasaki design team saw opportunity for innovative design. Diverse destinations—including specialty coffee bar, ping pong arena, and an inviting gaming lair, among others—encourage movement across the entire building, and a walkable physical path between the top and bottom floors of the building guides employees through common spaces on each floor. The path, which spans approximately one mile, is cleverly dubbed the “Akamile.”   Diverse destinations along a single walking path get people to move between all 19 floors, ensuring the Akamai workforce is staying connected to one another and given the mix of social, focused, and collaborative spaces they need to do their best work.   Photos: Sasaki, Interior Architect. ©Anton Grassl
