Together with our management company affiliate and our construction affiliate, XSS Hotels has brought to life over 3,000 keys throughout the Northeast.

The XSS Hotels portfolio serves the full-service, boutique, upscale extended-stay, select service and upper midscale hotel segments that are licensed with Marriott International, Hilton Worldwide, and Intercontinental Hotel Group or affiliated with Historic Hotels of America.

Projects are currently under development in New Jersey, Massachusetts, New York, New Hampshire, Connecticut, and Florida.

Leo Xarras is a hospitality industry veteran with more than 20 years of diverse hotel management and development experience in both the United States and the Caribbean. In addition to his development leadership, Xarras brings a wealth of design, interior design, purchasing and eCommerce experience to the XSS Team. Xarras also serves as Chairman and CEO of our management company affiliate, directly overseeing the management of the lodging portfolio.

Mark Stebbins formed Schleicher & Stebbins Hotels LLC (S&S Hotels) together with Mark Schleicher in 1995 to develop and manage hotels in the Northeast. Since then, through the aggressive and highly focused leadership of Schleicher and Stebbins, the company grew to own more than 20 hotels. In 2008, S&S Hotels teamed up with Xarras to develop hotels under the XSS Hotels platform. Stebbins is CEO of our construction affiliate and currently serves as President of The Residence Inn Advisory (TRIA) Board.

Christine Thomas directs XSS Hotels’ project acquisition, branding and collateral mixed-use development activity. Thomas has more than 25 years of experience in lodging site selection, development and operations and is focused on community partnership lodging. She is also a partner in SXC Hotels, LLC.

Leo Xarras and Mark Stebbins are also principals of SXC Hotels, LLC, a related hospitality holding company.

Construction Underway for 156 Room Dual-Branded Hotel in Medford Construction kicked off earlier this fall for the upcoming dual-branded TownePlace Suites/Fairfield Hotel by Marriott at Station Landing in Medford. The 88,000 square foot property will feature 156 rooms in total, 84 extended-stay suites and 72 standard guest rooms. Shared amenities at the property will include, a business center, a fitness room, a 24/7 market, and a sophisticated bar/lounge area.

Facade Install Wrapping Up for Residence Inn Natick Facade install is nearing the 5th floor of the upcoming Residence Inn by Marriott in Natick. The project will include 136 suites all fully equipped with a living area, workspace, and kitchen. The building also includes 6 meeting rooms along with a fitness center and outdoor patio space. The hotel is set to open in November.

Staybridge Suites/Holiday Inn Nearing Completion in North Quincy Interior finishing is wrapping up for the Staybridge Suites/Holiday Inn Express in North Quincy. The 180-room hotel is set to open in early July. Staybridge Suites is an extended-stay hotel targeting long-term customers with studio units featuring kitchenettes complete with a sink, cooktop, microwave, dishwasher, and a refrigerator.  The Holiday Inn Express is aimed at shorter-staying customers seeking comfort, convenience, and affordability. Each brand offers a complimentary breakfast and internet service. “We really look forward to rolling out this dual-branded hotel so close to Boston. It is a marvelous opportunity to offer our guests more options, the best of both brands, and always with the goal of providing them the finest possible guest experience” said Mark Stebbins, one of the owners of XSS Hotels.

Federal Realty Investment Trust Increases Sustainability Efforts with Beekeeping Partnership Hyperlocal Honey Available To Visitors While The Bee Population Improves Federal Realty Investment Trust has announced it is joining with The Best Bees Company’s network of client partners committed to making a positive impact on local bee health and advancing global pollinator research. At the outset, three FRT properties – Assembly Row in Somerville, Mass; Linden Square in Wellesley, Mass. and Fresh Meadows in Queens, NY are hosting the colonies of Italian honeybees, which can travel anywhere between 3-5 miles from their beehives to forage. The bees are vegan and subsist on a strict diet of nectar and pollen.  Each property has a hospitality partner that will incorporate the hyper-local honey into menus and special offerings. -Assembly Row: The two beehives are located in a protected alcove of off the 2nd floor “green” rooftop well at the Row Hotel at Assembly Row -Linden Square: In Wellesley, the honey will be incorporated into the menus at Door Number 7 and The Cottage -Fresh Meadows: Partner Blaze Pizza will create a special item with the honey “The addition of the bees to our properties helps show our connection to the community and our support of our partner The Best Bees Company’s commitment to saving the bee population,” said Matt Ehrie, Vice President of Asset Management for Federal Realty Investment Trust. “We are excited to see how the harvested honey can be incorporated into a variety of products and menus.” There are a number of environmental benefits to this partnership, including defending against the continuing loss of habitat and improving pollinator health by using our beehives as a data point. By hosting the colonies, and using the honey in local products, FRT is demonstrating the company’s commitment to the environment while offering something new and unique for our shoppers. Otherwise unused rooftop and ancillary spaces are now activated and being put to good use.

Exterior Work Ongoing for Residence Inn Natick Exterior work and window install are ongoing for the new Residence Inn by Marriott in Natick. The hotel will feature 135 king suites with a separate living area, a workspace, and fully-equipped kitchens. The hotel will also include a 3,000 SF event space capable of holding 350 people. Amenities will include a fitness room, a 24/7 market, guest laundry, outdoor patio space, and a 24-hour business center.Construction is expected to be complete this fall.

Revere Beach Hotel Financed for $34.38 Million The upcoming Holiday Inn Express and Staybridge Suites at 245 Revere Beach Boulevard has been financed for $34.38 million via Peoples United Bank and InterContinental Hotels Group. The upcoming dual branded Holiday Inn Express & Staybridge Suites will feature  80 Holiday Inn Express units and 72 extended stay Staybridge Suites.

The 180 room hotel will include a restaurant at ground level.  Construction is expected to be complete in mid-2019.

Construction Begins on Residence Inn Natick Construction has started on the upcoming Residence Inn by Marriott in Natick, MA. The 135 unit hotel will feature 3,000 sf of event space.  The project is part of the Avenu – a premier 62+ Active Adult walkable community that includes a 164-unit apartment building with resort-style amenities. The two buildings will occupy a 9-acre parcel of land known as the “triangle,” located on the Town’s west side bordering Framingham.Construction of the hotel is expected to be complete by Fall 2019.

XSS Hotels Acquires Boutique Hotel Within Alloy at Assembly Row New Hampshire-based, XSS Hotels has acquired the hotel portion of Alloy at Assembly Row for $37.29 million. The hotel is a 159-key Marriott Autograph Collection boutique hotel on levels two through five. The property features a 13-story mixed-use building featuring 122 condominium residences on levels six through 13, the hotel on levels two through five and approximately 21,000 square feet of first-floor restaurant and retail space. Residences at Alloy range from studios to three-bedrooms; the building's 107 luxury residences are sold out. 15 residences at Alloy are designated affordable and will be offered through a lottery.

Frame construction is underway at North Quincy Holiday Inn Express. The upcoming six-story, dual-branded 180-room Holiday Inn Express, and Staybridge Suites Hotel expected to open in mid-2019. The hotel will include a large ground-floor restaurant and will be located steps from the North Quincy MBTA Red Line station and a short drive from Interstate 93, minutes from Downtown Boston.

180-room North Quincy hotel breaking ground in early JanuaryA 180-room dual-branded Holiday Inn Express and Staybridge Suites hotel located steps from the North Quincy MBTA Red Line station will break ground in early January. Developers Cathartes and XXS Hotels acquired the project site for $7.3 million earlier this month and closed on over $32.5 million in construction financing through Peoples United Bank, allowing the project to proceed. Construction of the hotel, which will also include a large ground-floor restaurant, is expected to last about 16 months; the hotel is expected to open in mid-2019. The hotel is located near a transit-oriented development at the North Quincy MBTA station that will feature 610 apartment residences, 50,000 square feet of commercial/retail space and 1,600 parking spaces, expected to break ground in the second quarter of 2018.
