The upcoming 14-story building, the final piece of the INK Block, will feature 180 units of co-living. NPC Filed for Innovation Point
With construction wrapping up on the renovations to the historic buildings at 5 Necco Court, Alexandria Real Estate Equities & National Development have filed a Notice of Project Change for the new construction building slated to be included in the Innovation Point Project. The updated plans call still call for a 12-story building however total square footage has increased to approximately 316,000 designed for multi-tenant office/life sciences/r&d uses. The building would also include active ground floor uses, such as retail and restaurant spaces. Because of the Project Site's proximity to public transit and nearby public parking facilities, the new building is not proposed to include any underground parking. Per the filing, the development team plans to begin construction on 15 Necco St. in the third quarter of 2020.

National Development has acquired the property at 297 Dorchester Ave. in South Boston for $15.5M. The site currently includes a 3-story, 19,124 warehouse building on a 30,468 parcel of land. The property sits next to 285 Dorchester Avenue which National Development purchased in February 2019 for $12.5M.

Demo Underway at 7Ink by Ollie Site
Demo of the existing 2 story structure that sat on the final Ink Block development site has kicked off. The site is the future home of 7Ink by Ollie, Boston's first major co-living project that will offer units ranging in size from studios through 4 bedrooms. The upcoming 14-story tower will feature 180 units along with ample community space offering an array of social programming and services. Construction is expected to last around 20 months and be completed in 2021.

The property at One Constitution Wharf in Charlestown, MA has been Acquired by Jamestown for $114 million.
The 8-acre waterfront Class A office property features 180,000 square feet of newly renovated creative office space overlooking Boston Harbor and the Boston Skyline. Constitution Wharf has undergone a full repositioning which includes a new double-height lobby & entryway, in addition to employee common spaces such as a lounge, a cafe, and a fitness area.

Construction Nearly Complete for GE’s Renovation at Necco Court
Months after scrapping plans for a larger tower on the site, GE is wrapping up construction on renovations to the historic buildings on Necco Court. After deciding not to move forward with the new construction aspect of the project GE sold the site to Alexandria Real Estate and signed a 12-year lease for the warehouse buildings. The 100+-year-old brick and beam warehouses are currently being fully renovated and will include a bistro and modern office space for around 250 GE employees.
As part of the project the Necco Court bridge is being restored with half of the bridge’s facade being replaced with new metal, while the side facing the Fort Point Channel will be replaced with glass. Gensler is the architect on the project and Eversource provided energy efficiency solutions. Eversource is supporting a number of energy-efficient building elements in this project with incentive dollars, including energy-efficient lighting and lighting controls, high performing chillers, pumps, windows, walls and roof materials with high insulating values. Construction is expected to wrap up in the coming months.

Interior finishing is ongoing for Avenu at Natick, the upcoming 62+ active adult community just west of Boston. The project is set to open in early October. Avenu at Natick will 164 units along with movie screening room, fitness center, salon and spa, and resort-style pool. The one and two-bedroom homes are currently ranging in price from $3125 to just under $5000 per month.

Facade install is nearing the 5th floor of the upcoming Residence Inn by Marriott in Natick. The project will include 136 suites all fully equipped with a living area, workspace, and kitchen. The building also includes 6 meeting rooms along with a fitness center and outdoor patio space. The hotel is set to open in November.

Work is ongoing at 960 Mass. Ave for National Development's transformation of the industrial property to office and light industrial space. The project will include a new 30,000 square foot addition along with updated HVAC & electrical service. Standard Electric Supply remains open on-site during the construction. The new space is set to be complete late this year.
