Wood Framing is complete for the upcoming veteran's housing development along Commonwealth Avenue in Brighton. The project will include 100 apartments, a mix of studios through three bedrooms along with as well as 5,650 square feet of common amenity space. 11 units will be reserved for formerly homeless veterans.
Emery Flats In Woburn Now Leasing: Expected First Occupancy in July
Leasing has kicked off for the 200 unit Emery Flats in Woburn with construction nearly complete on the first building in the development. Residences range in size from studios renting for $1950 to 3 bedrooms at $3600 per month with first units expected to be available around July 15th. The second building in the project should be complete sometime in September. Resident amenities at Emery Flats will include an outdoor pool, fitness center, rooftop lounge, and co-working area.
Work Begins on Core for Future Puma Headquarters at Assembly Row
Work has started on the core for the upcoming 300,000 square foot commercial building at 455 Grand Union Blvd in Somerville's Assembly Row. The nearly 300,000 square foot commercial building will be home to Puma North America, who announced in January they will lease 150,000 square feet of space within the project. The Class A office building will feature 550 dedicated parking spaces and approximately 25,000 SF of ground floor retail. PUMA is expected to occupy 455 Grand Union Boulevard in early 2021 with 450 employees relocating from offices in Boston and their current headquarters building in Westford, Massachusetts.
Construction has started for the renovation of the former industrial property at 960 Mass. Ave. Plans call for a new building facade and interior renovations along with updates to HVAC & electrical systems, that will reposition the asset as creative office and light industrial space. The building is located in Boston's Newmarket neighborhood just a few blocks from the South Bay Center. Construction is expected to be complete later this year.
Exterior work is nearly complete with interior finishing ongoing for the upcoming Active Adult community, Avenu at Natick. The 164 unit project, just across the street from The Natick Mall will feature a mix of one and two bedroom homes, 10% of which are designated affordable. Amenities at Avenu Natick will include a 16,000-square-foot, landscaped courtyard, a pool deck with cabanas, lounge and recreation area along with a theater, spa, and fitness center. Units are available for preleasing now with expected opening later this year.
With Hotel Open, Construction Ongoing for the Residential Portion of The Melnea Hotel and Residences
Exterior work is wrapping up for the residential section of the Melnea Hotel and Residences at the corner of Melnea Cass Boulevard and Washington Street in Roxbury. The first part of the project, The Residence Inn, featuring 135 rooms opened earlier this year. The residential side of the development will include 50 apartments. 8,000 square feet of commercial space is located across the ground floors of the buildings.
Redevelopment of Mount Carmel Church in East Boston Approved
The BPDA has approved the redevelopment of the Our Lady of Mount Carmel Church in East Boston. The project will create a total of 112 residential units, including 14 income-restricted units. Our Lady of Mount Carmel Catholic Church will be renovated and converted into a residential structure with 14 homeownership units. The approximately 115,000 square foot residential development will include 84 off-street vehicle parking spaces, storage space for approximately 135 bicycles, and open space, landscaping, and other public realm improvements.
Construction Ongoing for 200 Unit Project in Woburn
Interior and exterior work are ongoing for the two building project, Emery Flats just north of Boston in Woburn. The development will feature 200 apartments, a mix of studio, one, two, and three bedrooms. Building amenities will include a fitness center, rooftop lounge, game space, co-working area, a clubroom with a full kitchen and an outdoor swimming pool. First units are expected to welcome residents in early summer.
Structure Beginning to Take Shape for Veteran's Housing in Brighton
Brighton Marine, located just off Commonwealth Avenue, is beginning to take shape. The project will include 102 mixed-income apartments for veterans. The development will combine a new six-story building with a renovated historic structure with units ranging in size from studios through three bedrooms. Brighton Marine will also feature common amenity space for residents.
Assembly Row's Next Residential Project is Underway
Site work has started at Assembly Row Block 8 for the upcoming mixed-use building that will bring another 500 residential units to the Somerville neighborhood. Block 8 will also include over 26,000 square feet of restaurant and retail space. Residential amenities are set to include a 4th-floor courtyard with a pool & private patios and a rooftop outdoor terrace.
The project sits next to the Orange Line MBTA station and Montaje, completed in 2017, with rents ranging from around $2200 per month for studios up to $5000 for three bedroom units.
Construction Launches for 455 Grand Union Blvd. at Assembly Row
Federal Realty Investment Trust broke ground on 455 Grand Union Boulevard at Assembly Row earlier this week with Somerville Mayor Joseph Curtatone and PUMA North America CEO Bob Philion. PUMA has signed a lease for 150,000 square feet to anchor the new 300,000 square foot retail and office building as the company’s North American headquarters. This celebration marks the launch of Phase 3 of the development, which also includes a new 24-story, 500-unit apartment building with ground floor retail space, across from the Assembly Square MBTA T station.
Beyond Phase 3, Federal Realty has approximately five more acres of developable land that has been entitled to accommodate up to 1.5 million square feet of office and/or lab development.
At the completion of Phase 3, Assembly Row will include over 55 shops, 22 restaurants, 1,514 residential units, over 1.1 million square feet of Class A office space, and The Row Hotel, a 158-room Marriott Autograph Collection Hotel, which opened in 2018.

A Certificate of Occupancy has been issued for the new 135 room Residences Inn by Marriott along Melnea Cass Boulevard in Roxbury. The hotel is part of the 1.3 acre, Melnea Hotel & Residences project. Still under construction is the 50 unit apartment building that will complete the project. The development also features parking for 65 cars and ground floor retail including a restaurant space in the hotel.
Foundation Work Underway for Veteran's Housing in Brighton
Foundation work is ongoing for the upcoming 100 rental unit building along Commonwealth Avenue on the Brighton Marine Health Center Campus. The project will include a mix of studios through three bedrooms, all will be leased with a preference for veterans including 11 units reserved for formerly homeless vets. The building will also include over 5,000sf of amenity space and parking for 87 cars.
Construction is expected to be complete in Summer 2019.
CO Issued for First 4 Floors of The Treadmark in Dorchester
A Certificate of Occupancy has been issued for floors 1-4 of the Treadmark in Dorchester. This certificate covers 51 of the 83 residential units. This project also includes around 5,000 sq. ft. of ground floor retail and parking for 30 cars. Completion of the project is a long time coming after a notorious fire destroyed the under-construction building in summer 2017.
Exterior Finishing Nearing Completion for Residence Inn Roxbury
Exterior finishing is nearing completion for the Residence Inn by Marriott that will be part of the Melnea Hotel and Residences development. The project at the corner of Melnea Cass Blvd and Washington Street in Roxbury will include the 108 room Marriott Hotel along with another six-story 50 unit residential building. There will also be around 8,000sf of commercial space within the development.
Proposed East Boston Development Under Official Review
The proposed redevelopment at the site of the former Our Lady of Mount Carmel Church in East Boston’s Maverick Square neighborhood is under official review by the Boston Planning and Development Agency.
The proposed project would transform the site into 115 residences across two buildings. The church would be turned into 13 residences and to connect it to a new 15-unit building. The plans also call to tear down the convent across the street for a six-story building with 87 units - with part of the building being just four stories tall and mimicking a row of townhouses to better blend in with the neighborhood.
Interior Finishing Underway at Treadmark 2.0 in Dorchester
Interior finishing is underway for the 83 residential units coming to Dorchester Avenue across from Ashmont Station. Treadmark 2.0 is expected to open in November 2018 after a fire destroyed the project last summer prior to initial opening. Of the 83 units, 51 are designated as affordable rentals and 32 will be condos. The ground floor of the project will include a 5,000 sf commercial space to feature specialty food market, American Provisions.

The Treadmark in Dorchester has once again reached its full height of six stories after a fire last year forced the demolition of most of the original wood framing. Exterior work now continues on the 83 unit project. Directly across from the Ashmont, MBTA Station, the development will include a common roof deck, underground parking, and around 5,000 square-feet of ground floor retail.
Ground Breaking Held for Brighton Marine Residences
Earlier this week Boston Mayor Marty Walsh and Governor Charlier Baker helped break ground for the upcoming Brighton Marine Residences. This project will create just over 100 units of affordable housing for veterans in the Boston area.
The six story building positioned along Commonwealth Avenue, with easy access to the MBTA Green Line, is expected to be completed by Fall 2019.

Construction is complete, and the hotel's AC Lounge cocktail bar and lounge and AC Kitchen restaurant are now serving food and drinks. AC Hotel Boston Downtown features amenities including a 24-hour fitness center and yoga studio, an indoor pool and meeting/event space, and is located minutes from the Financial District, the Seaport District and Logan Airport. East Boston church property slated for residential redevelopment
The site of the shuttered Our Lady of Mount Carmel Church in East Boston’s Maverick Square neighborhood could be redeveloped into 115 residences per newly revealed plans. Frankfort Gove LLC proposes to restore and expand the existing church, and construct a new four-to-six-story residential building on the site. The expanded church would contain 28 residences, and the new building would contain 87. The existing rectory and convent buildings are structurally deficient and would be demolished. The proponent has filed a Letter of Intent (LOI) to develop the site with the City of Boston, starting the project's review process.
Financing secured for 102-unit Brighton apartment development
A 102-unit apartment development in Brighton that will be aimed towards veterans has secured financing and is expected to break ground this Spring. The $43 million building, developed by Brighton Marine Health Center and WinnCompanies, will open by Fall 2019 and include 11 apartments reserved for homeless veterans. Residents will have easy access to Brighton Marine’s existing medical and social services campus, which will remain on site. Financing partners for the development include Bank of America, Boston Community Capital, the City of Boston and the State of Massachusetts.

Finishing touches are underway at AC Hotel Boston Downtown, a new 205-room boutique hotel opening in the first quarter of 2018 located adjacent to the South End’s Ink Block development. Black exterior finishes, windows and signage have been fully installed along the hotel’s facade. Inside AC Hotel Boston Downtown, the construction team is putting finishing touches on the hotel’s rooms and common spaces. When completed, AC Hotel Boston Downtown will feature amenities including a 24-hour fitness center and yoga studio, an indoor pool, the AC Lounge cocktail bar and lounge, the AC Kitchen restaurant offering European-inspired breakfast and meeting/event space. Finishing touches underway at South End’s Siena at Ink Block new-construction luxury condominiums
The stunning facade of the South End’s eight-story, 76-unit Siena at Ink Block new-construction condominium building, featuring black and white exterior finish panels meshed with floor-to-ceiling glass, has been just about fully installed. Luxurious interior finishes are now being installed inside the building, including quartz countertops, stainless steel Bosch appliances, hardwood flooring, bathroom tiling and wool carpets in bedrooms, ahead of Siena at Ink Block’s anticipated opening early this year.
Finishing touches are also being put upon Siena at Ink Block’s amenity spaces, including a fully equipped fitness center and an indoor-outdoor rooftop sky lounge with sweeping views. Siena at Ink Block is located in the burgeoning Upper South End, steps from conveniences including a Whole Foods Market and multiple retail options, restaurants and bars. Phase Two of East Boston’s waterfront Portside at East Pier luxury apartments opening this March
The Beacon Collection, Phase Two of the Portside at East Pier luxury apartments on the East Boston waterfront overlooking the Boston skyline, is expected to open this March. The 296-unit new-construction community will be spread across two buildings, and will feature amenities including an indoor pool with an outdoor sundeck, a fitness center with a spin room and yoga room, a rooftop deck overlooking Boston Harbor and a golf simulator. The Beacon Collection will join Portside at East Pier’s Meridian Collection, Phase One of the development which opened in 2014, and will include an extension of the public waterfront Harborwalk. National Development has broken ground on Emery Flats, a residential community featuring 200 apartments located just off of Interstate 93 in Woburn, minutes from Downtown Boston. The two-building community will contain a mix of studio, one-bedroom, two-bedroom and three-bedroom apartments, with each unit including washer/dryer units and individual heating/cooling controls. Communal amenities will include a fitness center, a rooftop lounge, lounge and work spaces and an outdoor swimming pool. Emery Flats is scheduled to open in February 2019.
Rebuilding of Dorchester's fire-ravaged Treadmark mixed-use development begins
Trinity Financial has commenced rebuilding its' Treadmark mixed-use development across from Ashmont Station in Dorchester, after a fire destroyed the nearly-completed building last summer. Following the demolition of prior wood framing atop the building's base podium, new wood framing materials have been delivered onto the site to re-frame Treadmark's five upper floors. Upon completion, Treadmark will feature 83 residential units, including 51 affordable rental units and 32 ownership condominiums, as well as approximately 5,000 square feet of ground-floor retail space anchored by South Boston-based specialty food retailer American Provisions. Hotel opens at The District Burlington, new mixed-use neighborhood north of Boston
A 170-room Marriott Residence Inn hotel has opened at The District Burlington, a new mixed-use neighborhood located in Burlington, MA created from a 1970s office park. Suites at the hotel include one- and two-bedrooms and feature free Wi-Fi and flat-screens, kitchens and living areas. On-site amenities include parking, an indoor pool, a hot tub and a gym. A casual steakhouse will open at the hotel in 2018, complementing The District's culinary options which include Island Creek Oyster Bar, Pressed Cafe, Tavern in the Square and Tuscan Kitchen.
The District Burlington's office component is over 85% leased by over 40 tenants, including BAE Systems, Black Duck Software, Charles River Development and Decision Resources. A total of 30,000 square feet of retail are now located at the development, and The District Burlington's streetscape has been enhanced with new sidewalks and bicycle sharing in order to improve walkability and connectivity. $205 million financing obtained for The District Burlington
The District Burlington, a former suburban office park recently transformed by National Development, Charles River Realty Investors and AEW Capital Management into a walkable mixed-use neighborhood, has received $205 million in financing secured by HFF. The seven-year fixed-rate permanent loan was obtained though a major life insurance company. “The borrower did a fantastic job repositioning the asset to become a best-in-class mixed-use park with the best amenity package available in the market,” said HFF Managing Director Greg LaBine in a prepared statement. “That led to increased tenant demand and higher rents, which when coupled with top institutional sponsorship within the borrower group, made this a compelling opportunity for the lender.”

National Development and Charles River Realty Investors acquire developable Newmarket industrial property for $11.7 million
National Development and Charles River Realty Investors have acquired a 2.77-acre industrial property in Roxbury's Newmarket Square for $11.7 million. Two buildings stand on the property, bounded by Massachusetts Avenue, Theodore Glynn Way and Newmarket Street. 960 Massachusetts Avenue, a three-story, 75,424-square-foot building, is 84%-leased to seven tenants. 100 Newmarket Street, a single-story, 6,000-square-foot building, is fully leased. The property is zoned for a variety of uses, including warehouse/distribution, manufacturing, research and development, retail, creative office and laboratory, presenting potential for a development project of approximately 240,000 square feet.
Commercial broker Transwestern Consulting Group represented seller 960 Massachusetts Avenue Limited Partnership and sourced the buyer. National Development and Charles River Realty Investors have retained Transwestern to provide leasing services for the property. Exterior facade finish installation will begin at Waterstone in the coming weeks. Siena at Ink Block luxury condos in South End top off
A topping-off ceremony was recently held for Siena at Ink Block, the South End’s latest luxury condominium building. Hundreds of construction workers and the Siena project team gathered last Friday (April 28th, 2017) to formally hoist the final steel beam of Siena’s 8-story frame into the sky and install the beam at the frame’s summit.
National Development Managing Partner Ted Tye spoke briefly prior to the beam’s installation, thanking the construction and project teams for their hard work. Siena will be located in National Development’s vibrant Ink Block development, which upon Siena’s completion will be home to nearly 500 housing units, the acclaimed Bar Mezzana, Fuji at Ink Block and Lion’s Tail restaurants and top-quality retail including a Whole Foods grocery store.
Completion of Siena is expected in early 2018; with steel frame construction complete, the construction team will commence facade construction and interior finishing. Concrete slabs have been poured at the bases of nearly half of Siena’s floors, allowing for partitioning of individual residences to begin. Siena’s 76 luxury condominium residences, which will feature sweeping skyline views and desirable amenities including a private rooftop bar and lounge, are currently on sale in studio, 1, 2 and 3-bedroom configurations. Landwer Cafe, prominent Mediterranean cafe chain, opening this Fall at Gateway Boston in Fenway
Landwer Cafe, a prominent Mediterranean cafe chain with 65 locations in Israel, will open its’ first United States location this Fall at the new Gateway Boston building in the Fenway. Serving breakfast, lunch and dinner, Landwer will feature traditional Mediterranean cuisine including muesli, salads, sandwiches and shakshuka. Both beer and wine will be served. The Fenway cafe will be open from 7 AM to 11 PM daily, with outdoor seating from April to October. 80 seats will be located inside the 3,200 square foot space, with 40 seats on an outdoor patio. Landwer recently opened a new cafe in Toronto, its’ first Canadian location.
Federal Realty proposes to construct a new 525,300 square foot building at Assembly Row featuring 500 residences and approximately 26,500 square feet of restaurant and retail space. The building would be located on Assembly Row’s Block 8, next to the Assembly Square MBTA Orange Line station. Federal will open Montaje, another luxury residential and retail tower at Assembly Row located next to the proposed building, this Spring. The proposed building would be located between Montaje and a recently completed 825,000 square foot office and retail development home to the headquarters of Partners Healthcare. Plans for the proposed building have been filed with the City of Somerville, who is now reviewing the project.
267,387 square feet of new commercial space proposed at Assembly Row
Federal Realty proposes to construct a new 267,387 square foot commercial building at Assembly Row featuring office and retail space. The building would be located on Assembly Row’s Block 5B, next to the Alloy mixed-use development steps to the MBTA Orange Line. Federal completed a 13-story, 825,000 square foot commercial building at 399 Revolution Drive, home to the headquarters of Partners Healthcare, at Assembly Row last June. Plans for the proposed building have been filed with the City of Somerville, who is now reviewing the project.

Ink Underground, eight-acre cultural playground, opening at Ink Block in South End this June
National Development, developer of Ink Block in the South End, will open Ink Underground, an 8-acre urban park and cultural playground, in a currently underutilized space underneath the Southeast Expressway (I-93) adjacent to Ink Block. Ink Underground will extend east from Albany Street to Fort Point Channel under I-93 and will also feature pedestrian boardwalks and bicycle paths along Fort Point Channel, creating a new, active connection between the rapidly-developing South End and South Boston neighborhoods.
Amenities at Ink Underground will include 24-hour security, a dog park, a curated series of pop-up food and beverage experiences, public art walls, sculpture exhibitions and a diverse program of special events including a graffiti art festival, an artisan night market and fitness classes. Additionally, a bike storage facility and 175 parking spaces will be located at Ink Underground. National Development has entered into a long-term lease as Ink Underground's operator in a public-private partnership with the Massachusetts Department of Transportation (MassDOT). Weatherproofing has begun at the $45 million Treadmark mixed-use development, opening Summer 2017 in Dorchester across from Ashmont Station. Windows and fireproofing have been installed along a large section of the building’s facade. Framing of interior spaces is also underway. Treadmark has reached its’ final height of six stories. American Provisions opening market at Dorchester’s Treadmark in Summer 2017
South Boston specialty food retailer American Provisions has received official approval to construct a new retail location at Dorchester’s new Treadmark mixed-use development across from Ashmont Station. The new 2,500 square foot American Provisions store will open in Summer 2017 and will feature 1,500 retail square feet with a 1,000 square foot kitchen. American Provisions is now seeking a license to sell beer and wine at the new store.
Wood framing of Boston East’s six-story superstructure is well underway and has reached as high as the fifth story at the north wing of the East Boston Waterfront development and the second story at the south. Steel erection of Boston East’s ground-floor podium and center pedestrian atrium is complete. Masonry elevator cores have topped off for both building wings. Melnea Hotel and Residences developer obtains Roxbury hotel development site and financing
The Melnea Hotel and Residences development team has closed on the long-term lease of the city-owned Roxbury site on which the $38 million mixed-use project will be built. The team also closed on nearly $30 million of financing, allowing construction of the project to proceed in earnest. Initial site work is now underway at the 1.3-acre Melnea Hotel and Residences site on Melnea Cass Boulevard in Roxbury’s Dudley Square neighborhood. Urbanica will develop the property, and Colwen Management will manage the hotel.
The six-story, 200-room AC Hotel South End’s superstructure has reached five stories high and will soon top off. Four stories of wood framing have been constructed above the building’s steel-framed podium. Carpenters are hard at work finishing installation of the wood framing’s prefabricated stud walls and flooring. A brick finish section has been installed at AC Hotel South End’s base. Premium dining establishments Pressed Cafe and Island Creek Oyster Bar are now open at The District Burlington, a 1.3 million square foot office and retail development that is redefining the suburban mixed-use experience. The Circle residential podium erected, hotel foundation construction underway
The first-story podium of the six-story Waterstone adult residential building at The Circle, a 213,000 square foot mixed-use development in Cleveland Circle, has been erected. Wood framing of five floors above the podium's concrete base will now commence. Both elevator cores of Waterstone at The Circle have topped off at six stories tall.
Construction of the AC Hotel at The Circle's foundation is underway. J. Derenzo Companies is at work excavating the foundation, and large sections of concrete have been poured. Steel erection to construct AC Hotel's five-story structural frame is anticipated in early December. Completion of underground utility construction at The Circle is also anticipated in early December. Completion of both buildings at The Circle is anticipated in Fall 2017. Structural steel erection to construct Siena at Ink Block's frame is scheduled for January 2017 per an Instagram update by the development team. Foundation installation is underway; excavation of Siena's underground parking garage is complete, and all piles have been driven. Siena is scheduled for a 2018 opening, and the building's 76 new luxury residential condominiums are now for sale. Condominiums listings at Siena at Ink Block include a studio for $688,600, a one-bedroom for $957,000 and three two-bedrooms ranging from $1.19 to $1.428 million. Island Creek Oyster Bar opens today (Thursday, November 3rd) evening at 5 PM at The District Burlington, a creative mixed-use development that embodies the future of suburban workspace. Island Creek Oyster Bar is the latest addition to The District Burlington’s growing retail offering. A number of exciting shops and restaurants are already open, and Pressed Cafe will open around November 15th. National Development cuts ribbon on new office space at The District Burlington
National Development held a ribbon cutting ceremony last Wednesday (October 19th, 2016) for Building 700, a newly expanded and improved office building at The District Burlington. The ribbon cutting coincided with Octoberfest, an annual after-work outdoor party for District Burlington tenants held on the Building 800 lawn with food, craft beer and a corn hole competition. Octoberfest attendees were delighted to visit Building 700’s newly opened roof deck, sit back in a comfortable chair and take in sweeping sunset views across the idyllic surrounding countryside. New improvements to Building 700 include a new lobby and a four-story, 80,000 square foot glass-curtained addition with floor-to-ceiling windows, an open floor plan and the aforementioned 4,000 square foot roof deck. The roof deck features outdoor seating, television screens, a fireplace, grilling stations and a bar.
The District Burlington’s exciting retail offerings will soon be joined by Island Creek Oyster Bar, opening around November 1st, and Pressed Cafe, opening around November 15th. Both retailers will offer outdoor seating, providing desirable urban conveniences in a peaceful suburban setting located a short drive from Downtown Boston. A Marriott Residence Inn hotel, which is about to top off at six stories tall, will further activate The District Burlington; the hotel is expected to open in 2017.

Treadmark wood framing rising, concrete base poured
Treadmark's concrete foundation is fully framed, and a large concrete section of the building's ground level has been poured. A PERI Skydeck system is being used to frame the concrete pour and support the poured slabs as concrete hardens.
Wood framing of levels two through six has begun above the concrete base, with a large section of level two fully framed and level three framing rising. Located in Dorchester's Ashmont neighborhood across from the Ashmont MBTA station, Treadmark will span a full block along Dorchester Avenue between Fuller Street and Mercier Avenue.
Opening Summer 2017, Treadmark will feature 83 new residential units, including 51 new affordable rental units and 32 ownership condominiums, as well as approximately 5,000 square feet of ground-floor retail space. AC Hotel South End's six-story structural frame is now rising above the hotel's completed foundation. Steel framing has risen one story above grade and will contain the future hotel's bar and lounge area, fitness center, indoor pool and conference rooms as well as part of the at-grade parking area. A new suburban experience arises at The District Burlington
National Development has redefined the suburban experience with The District Burlington, a dramatic transformation of a 9-to-5 1970s office park into a dynamic, 24/7 walkable place. Finishing touches are now underway on a four-story, 80,000 square foot glass-curtained addition to the 11-story, 200,000 square foot Building 700, a landmark office tower positioned at the center of The District Burlington and prominently visible from nearby Route 128. 1485 Commonwealth Avenue approved, construction could commence Q2 2017
At last night's board meeting, the Boston Redevelopment Authority (BRA) approved 1485 Commonwealth Avenue for construction. Located on the Brighton Marine Health Center campus in Brighton steps to the MBTA Green Line, 1485 Commonwealth Avenue will feature 102 new residential rental units. 101 units will be located in a new six-story building, and one unit will be located in a restored existing building. All units will be leased with a preference for veterans. Construction of 1485 Commonwealth Avenue is anticipated to commence in the second quarter of 2017. Siena at Ink Block underground parking excavation underway, condominiums for sale
Siena at Ink Block’s 31-space underground parking garage is just about fully excavated. A retaining wall consisting of H piles and wooden lagging has been installed along the garage’s perimeter to retain the future building’s foundation. A horizontal foundation support system consisting of large-diameter round steel beams has been installed across the garage to further reinforce the foundation. Concrete piles have been driven into the base of the garage to support the future building. Siena at Ink Block, the next phase of National Development’s successful Ink Block development located in the South End’s New York Streets neighborhood, will be an eight-story building featuring 76 luxury condominium units. Pile driving is complete at AC Hotel South End, and concrete is being poured to construct AC Hotel South End’s foundation. J. Derenzo Companies is performing foundation excavation. The hotel’s basement level has been built, and concrete foundation walls and footings are being constructed throughout the construction site. AC Hotel South End will be a 200-room AC Hotel by Marriott located in the South End adjacent to the Ink Block development. Guest amenities will include a bar and lounge area, a fitness center, an indoor pool and conference rooms. 63 surface parking spaces will be constructed adjacent to the hotel. Melnea Hotel and Residences site and utility work expected this fall
Banker & Tradesman reports that site and utility work at the Melnea Hotel and Residences site is expected to commence this fall, enabled by a $1.6 million MassWorks infrastructure grant awarded to the project, according to Urbanica President Kamran Zahedi. Urbanica is reportedly in talks with lenders to secure additional financing for the project and is in ground lease negotiations with the Boston Redevelopment Authority (BRA) for the 1.3-acre Melnea Hotel and Residences site located at the corner of Melnea Cass Boulevard and Washington Street, which is owned by the city and state. A six-story, 108-room Marriott Residence Inn hotel and a six-story, 50-unit residential rental apartment building with a total of 8,000 square feet of retail will be constructed as part of the Melnea Hotel and Residences project. Waterstone at The Circle foundation nearing completion, pre-leasing begins
Foundation work is nearing completion at Waterstone at The Circle, a 92-unit luxury adult apartment community under construction in Cleveland Circle. Waterstone at The Circle is the first component of The Circle, an approximately 213,000 square foot, $85 million development project partially located in Boston and Brookline. The Circle will entail the construction of the six-story Waterstone at The Circle as well as a five-story, 162-key AC Hotel by Marriott on the site of the former Circle Cinema and Applebee’s Restaurant. Approximately 6,000 square feet of retail fronting Chestnut Hill Avenue will be located across both buildings. Part of the garage will also be located underneath the AC Hotel. Concrete has been poured along nearly all vertical sections of the Waterstone at The Circle garage, and the building’s seven-story elevator core has risen to the future ground floor. Pile driving is complete at Waterstone at The Circle, and concrete is being poured atop pile caps to create Waterstone at The Circle’s foundation. Construction of Treadmark’s foundation is well underway, with concrete poured along a large vertical section fronting Fuller Street. At the Mercier Avenue end, a FlexiROC T40 tophammer drill rig is being used to assist with foundation excavation by breaking rock. A sheet pile wall is built along the building’s entire perimeter, and wooden shoring is installed to reinforce Treadmark’s foundation during construction. Steel and wood forms are being set up along the foundation’s base for concrete pouring.

J. Derenzo Companies completes demolition, starts excavation at AC Hotel South End
J. Derenzo Companies’ JDC Demolition has fully demolished two former structures at the AC Hotel South End site, and demolition debris has been fully cleared. Work has begun on AC Hotel South End’s foundation; J. Derenzo Companies has started initial excavation and pre-trenching to prepare the site for pile driving.

J. Derenzo Companies demolishes last section of Circle Cinema
J. Derenzo Companies' JDC Demolition division demolished the last standing section of Circle Cinema early Saturday morning. The way has now been cleared for construction of new hotel and senior housing buildings expected to be complete in 2017. Construction of Boston East's sheet pile wall is moving forward swiftly. The sheet pile wall will reinforce Boston East's foundation and underground parking structure. A 120-car underground garage will be built at Boston East.

New structural piles have been driven at Portside at East Pier—Phase Two. The construction team is now pouring concrete on top of the new pile caps to build foundations for the project's two new buildings. A sheet pile wall has been installed surrounding the project site. Work continues on excavation of the buildings' underground parking structure.

We had the honor and privilege of attending the topping off ceremony for the Building 7 addition at The District Burlington. Thanks again to National Development and the project team for hosting us! It was exciting to watch the final beam, featuring a distinctive paint job, rise above the project site and come into place on the addition’s fourth floor rooftop. The Building 7 addition topped off on Thursday, February 25th, 2016. The following are photographs from the ceremony:
The 54,000 square foot addition to Building 7 is being constructed in conjunction with a renovation of the existing structure to create a modern office tower well suited for 21st century innovation. Upon completion, Building 7 will feature naturally lit open workspace with a green roof deck. The Building 7 addition will feature a gleaming glass curtain overlooking lush landscaping and the overall District Burlington development area. A total of 80,000 square feet of new office space will be built at Building 7; the original Building 7 consists of approximately 200,000 square feet of office space.
A walkthrough of the Building 7 project site yielded distinctive features including a backup generator enclosure that will ensure the building is consistently powered:

The District Burlington development is easily accessible by car via Route 128 (America’s Technology Highway) and by public transportation via a shuttle to and from nearby train service.
Much progress has also been made at other parts of The District Burlington. Along District Avenue, Tavern in the Square has opened in a gleaming new retail space. Other retail spaces are nearing completion; these will feature desirable retailers including Island Creek Oyster Bar, Pressed Cafe and TD Bank. A new Residence Inn hotel has also begun construction; developed by Finard Properties, the hotel will feature 170 rooms with amenities including a business center, meeting space and a restaurant. (Note: The hotel site has been acquired by Finard Properties; the hotel's architect is Group One Partners, and the hotel's general contractor is Callahan Construction Managers.)
The District Burlington is redeveloping a 1970s office park into a walkable destination that will attract visitors both during and outside of work hours. New parking structures are under construction to accommodate what will undoubtedly be an influx of visitors to The District Burlington. The glass curtain of the Building 7 addition will be an inviting backdrop to a revitalized, walkable District Avenue.

This spring, the South End Open Market will move across Harrison Avenue from Ink Block. A Harrison Avenue redesign is also in the works with bike lanes, plantings, wider sidewalks and other improvements.
Siena, a 76-unit condominium building, and AC Hotel South End, a 200-room hotel, are currently under construction at Ink Block. This spring, construction will commence at 345 Harrison Avenue, located across Harrison Avenue from Ink Block. 345 Harrison Avenue, a mixed-use development by UDR, will contain approximately 577 residential units and 33,500 square feet of retail. Related Beal has also filed a Letter of Intent to construct a residential development at the former Quinzani's Bakery site located across Traveler Street from Ink Block.
J. Derenzo Companies commences demolition at AC Hotel South End
J. Derenzo Companies' JDC Demolition has commenced demolition on the AC Hotel South End site! Work began on Thursday; today, J. Derenzo Companies is demolishing the former taxi dispatch building on site. We are very excited to watch J. Derenzo Companies prepare National Development's AC Hotel South End site for a distinctive building that will bring new energy to a rapidly growing corner of Boston's South End.
Initial work at AC Hotel South End starting within next 30 days
Demolition on the AC Hotel South End site will begin in approximately 30 days according to a Boston Business Journal report. As shown in our photographs below, construction fencing has already been installed surrounding the AC Hotel South End site.
This week, on Monday, February 22nd, National Development transferred ownership of the AC Hotel South End site from South End Hotel I LLC and South End Hotel II LLC, entities who have controlled AC Hotel South End's land acquisition, to Albany Street Hotel LLC, an entity who controls AC Hotel South End's financing and development. Sale price was $10M. The following is the deed for the transfer:
Construction fencing installed at AC Hotel South End
Construction fencing has been installed surrounding the AC Hotel South End project site. Demolition of the existing buildings on site is anticipated imminently to make way for the construction of a new 200-room hotel. The AC Hotel South End site is located on Albany Street adjacent to the Ink Block development. Both projects are developed by National Development.

Phase One of Portside at East Pier was completed in November 2014:
Expected completion of pile driving at Portside at East Pier—Phase Two is by April 2016. A total of 97 piles will be driven. Construction is expected to last roughly 30 months, with expected completion in Fall 2018.
Portside at East Pier—Phase Two is located at the intersection of Marginal and Bremen streets on the East Boston Waterfront.
Note: Cranshaw Construction has also begun work on Boston East, another East Boston Waterfront residential building.
Construction has commenced at Boston East. LM Heavy Civil Construction is performing initial earthwork to prepare the site for foundation construction. Boston East will be a 200-unit apartment building with ground-floor art gallery space. Construction has begun on the Circle Cinema Redevelopment in Cleveland Circle. J. Derenzo Companies will soon begin demolition of the existing Circle Cinema and Applebee's buildings on site. Asbsetos removal and installation of construction fencing started Monday. Cranshaw Construction is managing the Circle Cinema Redevelopment.

We are excited to announce that construction has begun on Portside at East Pier—Phase Two! We have word that Cranshaw Construction, the project's General Contractor, will begin driving piles next week. Initial site preparations are currently underway. A pile driver is now parked on site; new signage has been installed by Cranshaw Construction.
Boston East parcel transferred to development team for $2 million
A deed was recorded in the Suffolk County Registry of Deeds on December 23rd, 2015 transferring the parcel at 102-148 Border Street in East Boston from the City of Boston to Trinity Border Street, LLC for $2 million, clearing the way for construction of Boston East. The following is the recorded deed:

A deed was recorded today in the Suffolk County Registry of Deeds transferring ownership of the Circle Cinema site from National Amusements Inc. to Cleveland Circle Development Associates LLC, an affiliate of National Development and Boston Development Group, for $1. Construction of a new AC Hotel and senior housing on the site is expected to commence in 2016. The following is today's recorded deed:
National Development and Boston Development Group, developers of the Cleveland Circle Redevelopment project, acquired the Circle Cinema development site for a total of $9.5 million in November 2014.
The developers closed on the acquisition of the Circle Cinema theater site on November 16th, 2014 for $5.5 million. The following is the deed for the sale recorded in the Norfolk County Registry of Deeds:

On March 10th, 2015, Ashmont TOD2 was approved by the City of Boston's Zoning Board of Appeals. Ashmont TOD2 was approved by the Boston Redevelopment Authority on February 26th, 2015 and will be built on the site of the existing Ashmont Tire facility. Ashmont Tire is located across Dorchester Avenue from the Ashmont MBTA Red Line station in Dorchester's Ashmont neighborhood. Having received all necessary approvals, Ashmont TOD2 is now ready to move forward with construction.
