300+ Unit Waterfront Development Approved for Construction in East Providence

won approval to construct a 27-acre waterfront neighborhood in East Providence. Additionally, the City of East Providence approved a $100,000,000 Tax Increment Financing district to assist in construction funding. Formerly the site of a steel mill, plans call for the development of 387 mixed-income units including 28 row-houses and 76 duplexes.

"The site had been in receivership for a very long time. One of the first things we did was meet with the receiver and other stakeholders and said we want to see movement," East Providence Mayor Roberto DaSilva told BLDUP. 

The development will feature both apartment and ownership units overlooking the Seekonk River and Omega Pond across two sites. Part of the larger East Providence Waterfront District, public amenities will include new waterfront trails connecting Omega Pond with a new kayak boat launch. 

"The project will enhance the community, offer residents more housing opportunities, and create access to the waterfront," the Mayor said. "Our entire waterfront was once industrialized and what was left behind was a legacy of oil tanks and and brownfields. The Waterfront District, along with a reliable permitting process, is transforming the waterfront into a place people want to be."

As part of a commitment to the creation of workforce and affordable housing, set aside 39 deeply-affordable, age-restricted residential units. "Our housing stock is at an all time low, and adding 39 affordable housing units for residents 55 and older is part of the solution to alleviate demand," Mayor DaSilva said.
