97-Unit Apartment Building with No Parking Gains Approval
The St. Petersburg City Council unanimously approved the plans for a 97-unit apartment building in downtown St. Petersburg building. Developers Landings Real Estate and Bendin Road Development are under contract to purchase land for the new apartment community in St. Petersburg’s Grand Central District. The eight-story building, rising along 1st Avenue on the west edge of downtown St. Petersburg, would contain 84 studios and 13 one-bedroom apartments ranging from 358 to 680 square feet. The plans call for on-site bike parking but will not include a parking garage or traditional parking lot, which will keep construction costs down and make the apartments more affordable. The City of St. Petersburg changed the city’s land development regulations and comprehensive plan and relaxed the parking requirements for multifamily developments to address the affordable housing shortage. The regulations do not require any parking for apartments under 750 square feet. The building would include a first-floor residential lobby and outdoor lounge. An amenity deck on the fifth floor would include a pool, lounge area, grill station, TV’s and bench swings. There is an existing building on the site which would be demolished.
