$47 million two-phased 1.54-acre mixed-use development project proposed in Dudley Square


Roxbury-based developer Cruz Development Corporation has filed a Letter of Intent (LOI) with the Boston Redevelopment Authority to construct a $47 million, two-phased mixed-use development project at 280 Warren Street in Dudley Square. The following is a link to the Letter of Intent. Two four-to-five-story mixed-use buildings would be constructed, and several vacant structures located on site would be demolished. The Boston Business Journal reports that a total of 95 apartments, 3,115 square feet of retail and 9,685 square feet of office space would be built.


The Phase One building would contain 51 mixed-income residential apartments and new offices for the Cruz Companies on the ground floor. The Boston Herald reports that approximately 25% of Phase One’s apartments would be market-rate, with the rest as workforce housing. The Phase One building would be named after former state representative Dr. Michael E. Haynes. The Phase Two building would require acquisition of two additional neighboring properties and would contain 44 elderly housing units with ground-floor retail. The following is a project rendering:
