Boston’s multifamily development pipeline is robust with a wide range of projects currently underway. While the larger projects often garner the most attention there are ample smaller multifamily developments expected to hit the market in the coming year. In this series, we will highlight both condos & apartments ranging in size from under 50 units to 51-200 residences. Our first list below highlights apartment projects with under 50 units.

1. 142-144 Old Colony - South Boston

Surrounded by the upcoming landmark projects Washington Village & Iron Works South Boston, 142-144 Old Colony Avenue will feature 19 modern units with a host of resident amenities including a common meeting room and library along with a roof deck. The project is rapidly progressing with framing wrapping up for the 6 story building.

2. 319 & Park, East Boston

319 & Park

East Boston’s newest luxury residential development, 319 & Park offers 38 luxury rentals. The 1, 2, and 3 bedroom homes will feature hardwood flooring throughout, in-unit laundry, and Central AC with an abundance of natural lighting. Developer MG2 Group tells Bldup "construction is complete as of 12/31/2021 but, like other developers in Boston, we are dealing with Eversource’s lengthy delay to connect power to the building so we can obtain the Certificate of Occupancy.  We’re seeing high demand for the rental units at 319 & Park due to its exceptional location adjacent to the Blue Line and public park space.”

3. 11 East Lenox - Roxbury

The 7-story, 34-unit multifamily residential project, located just a few blocks from Boston Medical Center and the South End, recently celebrated topping off. With a projected Fall 2022 occupancy, the mixed-income development will be the first ground-up mass timber Passive House project in the City of Boston.

4. 9 Burney, Mission Hill

The six-story mixed-use building will feature 24 apartments, a mix of studios, one and two bedrooms. The project’s GC, Stack + Co tells Bldup that podium work is complete and wood framing has begun and they are targeting September completion for the building.

5. 50 Stedman, Jamaica Plain

50 Stedman Street will feature 21 units just a few blocks from Forest Hills MBTA station. The three-story building will include a mix of one and two-bedroom units and parking for 21 vehicles. 

6. The Somerset, Winthrop

Located in the heart of Winthrop Center, The Somerset will feature 29 modern apartments over ground-floor retail space. Greg Procopio, VP Construction at Procopio tells BLDUP the project is progressing well with the windows and the roof currently being installed.

7. ONE52, East Boston

ONE52, located at 152 Liverpool St. one block from the East Boston waterfront, is a collection of 24 new construction luxury apartment homes. The project features a variety of 1, 2, and 3 bedroom floor plans starting at $2,200/mo. Units at ONE52 have high ceilings, oversized windows with views of East Boston, hardwood floors throughout, in-unit laundry and Central Air. Kitchens feature Quartz countertops, flat-paneled cabinetry and stainless steel appliances. "Construction is complete as of 12/31/2021 but, like other developers in Boston, we are dealing with Eversource’s lengthy delay to connect power to the building so we can obtain the Certificate of Occupancy," Joe Donovan with MG2 Group tells BLDUP. "ONE52 is a boutique building that combines unique design elements for its rental units with excellent access to the waterfront, shopping, dining options and transportation."

8. 71 Bow Street, Union Square, Somerville

71 Bow Street will feature 25 apartments along with 1,825 square feet of commercial space. The Passivhaus project also includes the relocation and refurbishment of the former gas station's distinct gazebo structure. The developer, Scott Zink of ZRE Development, reports that the framing is nearly complete for the project.

9. Wellington at 1301, Mattapan

Located on the corner of Blue Hill Avenue and Wellington Hill Avenue, Wellington at 1301 will feature 39 residential units over 3 commercial spaces. The project will also offer common roof decks on the second & fifth floors to provide outdoor space for residents. The developer tells us the project is expected to be complete in Q2 of this year.

10. 124 Highland, Somerville

This new mixed-use project replaced the former Somerville Post 19 American Legion. The new building features 19 residential units plus new space for the American Legion. Located in Somerville’s Spring Hill neighborhood the project is also just a short walk from Porter Square.
