Boston’s multifamily development pipeline is robust with a wide range of projects currently underway. While the larger projects often garner the most attention there are ample smaller multifamily developments expected to hit the market in the coming year. In this series, we will highlight both condos & apartments ranging in size from under 50 units to 51-200 residences. Our second list below highlights condo projects with under 50 units.
1. Ebo condos
This new five-story building located in the heart of East Boston will feature 49 modern condo residents. Building amenities include garage parking, an artfully designed lobby with package room and bicycle storage, a fitness center, and two spacious rooftop terraces with stunning skyline views. Units are currently priced in the $400s to $800s.
Maverick Shipyard will offer a collection of 20 sophisticated homes exemplifying comfort and functionality in the heart of East Boston’s Jeffries Point. The homes include smart features and spacious open concept floor plans. Boston Harbor Real Estate, the broker for the development, tells Bldup construction is expected to wrap up this summer and the project is currently 100% under contract.
3. The Blake
The Blake is a collection of 44 luxury residences nestled in South Boston’s premier location at the corner of East & West Broadway. Floor plans available range from studios to 2 bedrooms each with an effortless blend of modernity & sophistication with premium finishes & Smart Home technology. Amenities will include garage parking, a common roof deck, and fitness center. Jessica Quirk with the Quirk Group tells Bldup “The market has received The Blake incredibly well. I believe the development has filled a void for full-service, lifestyle condo buildings in South Boston. We have over 85% of the homes under agreement and expected completion is the end of the month.”
4. Terrazza
Terrazza offers 35 residences, spacious one to three bedrooms, each designed to maximize both style and function. The amenity-rich development will also offer concierge service, a club lounge, and fitness center. With the Wellesley Square train station across the street, residents are also conveniently connected to all of Boston.
5. 30 Penn
Located at Boston Landing in Allston, 30 Penn will feature 46 luxury condo homes complete with oversized windows and carefully selected contemporary finishes. The building will also offer the 30 Penn Club, a luxurious residence club with a sophisticated aesthetic and common roof terrace with phenomenal views of the Boston Skyline. The project is expected to be complete this spring with Matthew Diozzi of Compass telling BLDUP pre-sales have officially begun.
6. 151 Granite
151 Granite Street, just outside Quincy Center will feature 32 modern residences over 2 levels of garage parking. The development will include all 2 bedroom homes averaging nearly 1,000 square feet of living space. Interior finishes are now being installed on the project with completion expected later this year.
The Bristol Waban is an upcoming luxury building comprised of 24 elegantly designed one, two, and three-bedroom residences overlooking the renowned Brae Burn Country Club. Located in Waban Square, this property will offer spectacular open floor plans, state-of-the-art appliances and finishes, and private balconies, Construction is expected to last through November/December 2022.
8. 425 Lagrange
Located in the heart of West Roxbury, 425 Lagrange will feature 40 condo homes, primarily 1 & 2 bedrooms. The property is located just steps from the West Roxbury MBTA Station with easy access to downtown Boston.
Located at the intersection of Cambridge, Somerville, Medford, and Arlington and just steps from Dilboy Park, The Parkway 395 offers 23 modern condo residences. The project will feature spacious 1 & 2 bedroom homes with garage parking and private green space.
10. 50 Leo
50 Leo in Brighton will feature 49 sleek, modern, and meticulously crafted condominiums starting in the $500's. The new building will offer the most elaborate amenity package even seen in the neighborhood with a roof deck, resident lounge, state-of-the-art workshare lounge, and fitness center. Joseph Laurano with Charlesgate Realty tells BLDUP “Sales activity at 50 Leo is great. One more deal and the building will be over 50% sold. Construction is going well and the residences look really terrific. Occupancy is on track for this Spring, making it a top Boston new construction option for folks looking to move in very soon.”
