Building Permits Issued for 1 Wythe Avenue

Building permits have been secured for a 7-story, commercial mixed-use building, set to rise at 1 Wythe Avenue in Greenpoint, Brooklyn.

Developed by Schlomo Karpen, president of , and designed by , the  square foot structure will contain 78,842 square feet of office, retail, and light manufacturing space.

Back in November of last year, Brooklyn Brewery announced that it would be leaving its original Williamsburg facility (which sits just 4 blocks away) in 2024 and relocating its flagship location and headquarters to 1 Wythe Avenue.

According to the brewery's CEO, Eric Ottaway, the company will occupy 41,000 square feet inside the new development, spanning the first and fourth floors, as well as the basement. This will consist of a taproom, a brewing facility, corporate offices, and an area for product research. For Brooklyn Brewery, this means more room to grow, with an 11,000-square-foot increase over its current digs in Williamsburg.

The triangular project site, bound by Wythe Avenue, North 15th Street, and Banker Street, was recently rezoned back in February of last year. As a result, the property became part of an Industrial Business Incentive Area (IBIA), located within the Greenpoint-Williamsburg Industrial Business Zone.

Karpen purchased the property under the name, One Wythe LLC, back in October of 2018 for $15.3 million. In May of last year, just a few months after the lot's rezoning, G4 Capital Partners provided a $55 million loan that will go directly towards the construction of the new building. With permits in hand, the general contractor, , can now get started on the build. Brooklyn Brewery's new location will likely debut sometime late next year or in early 2025.
