City Ridge Wins LEED ND vs4 Designation

City Ridge has been designated LEED ND vs4 (Neighborhood Development) by the U.S. Green Building Council.

This the first project in the DC Metro Area to receive this designation, and only the second in the United States. City Ridge emboldens sustainability in its overall program. Each of the 8 buildings within City Ridge is working to achieve individual #leedcertification Gold Certifications. 

Roadside Development’s commitment to #sustainability is unwavering. The Sustainable Vision for the project, unveiled in 2016, introduced a new 'Urban Village' with the existing Fannie Mae Building as a focal point. This journey began with achieving Historic Landmark Status for Fannie Mae bldg. and has extended thru their plans for infrastructure and design from storm water management to construction and building products and amenities (green roofs, a concrete plant on site to avoid over 10K yes 10K cement trucks driving thru the neighborhood).

Seamless integration with the surrounding community was a key goal for this development. This ten acre site nestled btw low rise residential and commercial and adjacent to single family homes. There are no dead-ends within the site. A strong sense of place is being created by maintaining the Great Lawn in front of Building A, which will be utilized to host community events such as concerts, movie nights, and farmers markets. The Great Lawn will regularly be opened to the public and is a unique example of truly open space in an urban community.

City Ridge is the $715 million redevelopment of the 10-acre former Fannie Mae headquarters in Washington, D.C. This property, anchored by Wegman’s and the International Baccalaureate, will remerge as a 1.79 million-square-foot mixed-use destination with an adaptive reuse of the existing Georgian Revival-style office building and the addition of eight new structures. Developed by Roadside Development and North America Sekisui House LLC, (NASH) the project will feature new residential, commercial office, and retail uses in a new “Urban Village”. At full build-out, City Ridge will comprise 112,000 gross square feet of premier office space in the repurposed headquarters building (International Baccalaureate); 690 residential units; an additional 64,000 square feet of new office space; and 153,000 square feet of retail offerings, including an 82,000 square-foot Wegmans supermarket marking the chain’s debut in Washington, D.C., KinderCare, a premier health club, and a mix of restaurants.
