Design Details Released for Wellington Air Rights Development Proposals

Details on eight design proposals have been released for the planned air rights development at the MBTA Wellington Station in Medford. Among the proposals include a mixed-use lab and multifamily component from New England Development and a MBTA facility-focused multifamily project featuring a new MBTA bus repair garage. Below are the submissions.

  • Able Company has proposed a 7-phase development surrounding Wellington Station. Plans call for retail, hotel, and public amenity space in addition to planned retail and office development along with a central MBTA service garage.

  • Greystar has filed a proposal for a 1,200-unit to 1,450-unit multifamily project along the tracks at Wellington. Plans call for a 3-building development featuring 6-8 floors and 1,200+ parking spaces.

  • The HYM Group filed a proposal for a multi-phase waterfront community development including parks and recreational facilities, fire and police facilities, as well as residential and life science buildings within the mixed-use development. 

  • New England Development released plans for a mixed-use lab and multifamily development featuring 330 units and 620,000 square-feet of lab floorspace along with a riverwalk system.

  • Preottle, Lane, & Associates’ plans call for a riverside development featuring residential, retail, and community trailspace along the Malden River.

  • QuakerLane Capital announced its intention for a 24/7 live-work-play district on the Wellington land calling for mid-rise and low-rise residential development, lab/office space, and retail along with public parks along the river.

  • RISE Construction Management and RISE Together have filed plans for a mixed-use project featuring 807,000 square-feet of residential space, a 580,000 square-foot MBTA central vehicle maintenance garage, and a hotel across 9 new buildings.
