Developer Moving Forward with The Julia in Downtown St. Petersburg

 

 

The developer of The Julia, a proposed 18-story condominium tower in downtown St. Petersburg, is moving forward with the project and planning to break ground. In July 2022, the St. Petersburg Development Review Commission rejected the plans for proposed 24-story residential development. The project was the subject of opposition by local residents due to its size and issues with traffic caused by the parking structure.  Some residents expressed concern about how the geotechnical changes caused by The Julia would affect nearby buildings.  The commission members concurred and also found that the columns were out of place and other architectural elements go against the city’s building criteria.  The original plans called for 20 condominiums, ranging from 1,962 to 6,388-square feet, along with amenities including a pool, spa, rooftop terraces, outdoor garden, and cold-water plunge pool.  The developer has revised the plans, The Julia will rise 19 stories, a reduction from the original planned height of 24 stores and will offer 19 residential units. Additionally, under the revised plans, the pool will be located on the rooftop and there is a wider setback between The Julia and the building next to it, the Flori de Leon. The developer has worked with the City of St. Petersburg’s Urban Planning and Historic Preservation Division to ensure the design was compatible with the Flori de Leon.  The developer has received the right to start digging but plans to start selling first and will begin construction after 10 units have been sold. Completion is anticipated in 2025.
