Development Agreement Amended at Gateway Logistics Center and Marlowe at Gandy

 

 

The St. Petersburg City Council approved an amendment to the construction agreement for the Gateway Logistics development, which includes up to 600,000 square feet of industrial space along with Marlowe at Gandy, a 412-unit apartment community, with 83 units designated as workforce housing.  During the industrial construction, crews found adverse soil conditions, causing a delay. The developers plan called for 200,000 square feet of industrial space at the first phase buildout, and a total of 500,000 to 600,000 square feet of industrial space. Under the initial agreement, the developers were to complete the first phase prior to the opening of the multifamily community, which is under construction and was due to open earlier in 2023. Due to the soil conditions, the first phase cannot be completed on time, and the council agreed to amend the plan so that the developers will only have to complete 143,000 square feet, and the apartment community will not have to sit vacant. By 2025, an additional 147,000 square feet of industrial space will be delivered, providing an additional 90,000 square feet.
