Development Plans Advance for 4600 Fairfax Drive in Ballston

Snell Properties is pleased to announce that the redevelopment plans for 4600 Fairfax Drive received approval on July 15 by the Arlington County Board. Snell is partnering with Hoffman & Associates on the redevelopment of two Snell legacy properties located in Arlington, Virginia’s Ballston neighborhood, replacing an existing office building and hotel.

The multi-family project will deliver 450 residences across three buildings. Building one is seven stories and houses 420 apartments. Buildings two and three are each four stories and, together, provide 30 triplex-style, multifamily units. The buildings will transition in height from the commercial neighbors to the east, down to the single-family residents to the south and west.

Plans also include 12’-wide shared pedestrian and bike path that runs north/south, expanding and connecting to Arlington’s existing trail network.

The project is designed to follow Arlington County’s 2020 Green Building Incentive Program, which supports the delivery of high-performance buildings with reduced environmental impact, and to achieve LEED Gold certification.

The new development will advance Ballston’s vision to create a world-class urban neighborhood that offers a dynamic mix of housing, amenities, and entertainment with access to transit and employment centers.

4600 Fairfax Drive is expected to break ground in 2024.
