Framing Underway for Huge Long Island Multi-Family Development

Long Island-based developer and general contractor, Tritec, is currently in the process of constructing a massive, 4-story multi-family development, at 1700 Union Boulevard in Bay Shore, New York.

Designed by , the new building will contain apartment units and square feet of retail space. Plans also call for a central open parking lot with enough room for vehicles.

Units will be offered in a variety of configurations, and the structure's exterior will consist of multiple, visually distinct sections, making it look like a collection of buildings rather than just one. Tenant amenities are to include (but are not limited to) an outdoor pool, landscaped green spaces, residential lounges, and a fitness center.

The project site encompasses an entire block and spans over 10.3 acres. The new development builds on the grounds of Touro College's former School of Health Sciences campus, which consisted of a single, 3-story building, surrounded by several hundred parking spaces.

Since the building's blueprints call for a structure with such a sprawling footprint, the project is being attacked in sections. Therefore, certain areas around the site can currently be observed in varying stages of the build process.

The southwest corner of the lot has so far seen the most progress, with wooden framing already assembled for much of the first floor.

Over towards the middle of the lot, the foundation has already been laid, with the footing now poured as well.

Initial foundation pours have already begun at the southeast corner of the lot, however, this section is still awaiting subsurface plumbing connections before the footing can be poured.

The entire build is expected to cost $173 million, with construction loan financing secured through SunTrust Bank and Santander. According to Tritec, "the project is projected to generate nearly 900 jobs with $55 million in earnings and $140 million in sales within Suffolk County."
