Gigantic Development at Poplar Point Breaks Ground

Redbrick broke ground yesterday on the Bridge District, a 2.5 million-square-foot development close to the Anacostia Metro station.

The first phase of the project, The Douglass, includes 757 units with 40,000 square feet of ground-floor retail and over 350 underground parking spaces.

Of the total units in the initial phase, 80 will be affordable.

The first units are slated open by late 2024, with the project getting substantially completed in the second quarter of 2025.

The development "intends to provide forward-thinking work-from-home capabilities, attractive amenities and services for residents and visitors, various health and wellness offerings, as well as access to nature in an urban environment," Redbrick said in a statement.

Skinner expects at least four other buildings in the development, one a 650-unit and another a 300-unit multifamily building, plus two mainly commercial buildings, though they are still being designed.

Other elements of the development should break next year.

The project will also host a community space in a 25,000-square-foot Sandlot venue developed by Ian Callender and Kevin Hallums. 

It will serve as a small business incubator and social hub.

Redbrick's bought the first 4.5 acres of the site for $8.5 million in cash in 2013. 

ZGF Architects LLP is project designer and Hitt Contracting is managing the buildout.
