Master Plan Approved for Two-Building Somerville Lab Project

A Master Plan Special Permit has been approved for The Gateway Innovation Center at 200 McGrath Highway in Somerville. The project would include 2 buildings featuring over 900,000 square feet of lab space with 4,500 square feet of retail, and 49,000 square feet dedicated to arts/creative enterprise space. The development will also include streetscape improvements along the Somerville Avenue Extension designed to provide a direct, safe, and enjoyable pedestrian and bicycle connection between the site and the Brickbottom neighborhood.

The project would be constructed in two phases. Phase 1 will include the placement of the subgrade garage perimeter, with the construction of Building A (a 12-story tower) and its associated parking levels. Phase 2 will include the construction of Building B (16 stories) with the implementation of its associated parking. Both buildings are designed to achieve LEED Platinum Certifiable but as Somerville has set a goal to be carbon neutral by 2050, the buildings are also proposed to be Net Zero Carbon Capable. Per project documents, this approach allows for the feasible implementation of sustainable features today, with the potential ability to transform into fully carbon neutral in the future.
