Miller Construction Initiates Second Phase of Hines Industrial Project in Tampa

 

 

Project will add over 200,0000 square feet to Tampa Commerce Center north of downtown.

 

Miller Construction Company, a statewide, privately-held construction firm, has begun work on phase two of the Tampa Commerce Center for Hines, the global real estate firm. Phase one of the project included two speculative warehouse buildings totaling approximately 400,000 square feet, while phase two will measure over 200,000 square feet.

 

The four structures for Hines Development sit on 46 acres at 7918 Harney Road, near the intersection of I-4 and I-75. The two new tilt-up structures with joist-and-deck frames and thermoplastic polyolefin roofs will be delivered in the spring of 2024.

 

Measuring 78,640 square feet, Building 200 will have 24 dock doors, 2 dock ramps and a 60-foot speed bay. Building 300 will have 28 dock doors, 2 dock ramps, and a 60-foot speed bay in its 122,850 square feet. Both structures will have 32-foot clear-height ceilings and tenant office buildouts.

 

“This second phase amplifies Hines’ presence at the Tampa Commerce Center,” said Brian Sudduth, president of Miller Construction. “The local economy remains strong and with it the demand for industrial space.”

 

After Hines bought the land, it hired Miller Construction to review and evaluate the four-building design. The preconstruction team assessed property needs and updated a comprehensive site plan that received city approval afterward.

 

Miller has carefully limited noise along the property line that abuts a neighborhood, limiting concrete pours to daytime hours. Out of respect and appreciation for homeowners, the company has delivered Publix gift cards as a thank-you for their patience.

The project team also includes Powers Brown (Architect), TLC (MEP), Pinnacle Structural Engineers (Structural) and Genesis Halff (Civil).
