Redbrick LMD Selected to Develop 15 Acre Portion of Navy Yard

Redbrick LMD will lead the development of a 15-acre section of the DC Navy Yard. The O Parcels currently include a number of existing buildings, parking lots, and a parking garage with several structures considered historic. As part of the master plan, a mixed-use program of 1.7M SF of development is proposed, including residential, retail, hospitality, and office. Some existing buildings will be repurposed and reused, while others may be demolished. The lease agreement between the Navy and Redbrick is part of a larger transaction that allows the Navy to take control of the “E Parcels” at the northwest corner of the Navy Yard.

The master plan for the site will include three zones. The Marine Railway‐Model Basin Zone includes contributing and non-contributing structures surrounding an inlet/boat slip. In this zone, historic buildings and structures will be preserved and rehabilitated to the maximum extent possible. New retail and commercial uses, including a food hall, are proposed in this zone.

The Waterfront Zone extends along the north shore of the Anacostia River from 11th Street, SE and includes Piers 1 and 2. The Waterfront Zone is intended for public circulation and recreational uses. This zone will include renovation of non‐historic elements such as the Anacostia Riverwalk Trail, and the addition of new elements, such as marinas, recreational amenities, and in‐water landscape features.

Finally, the New Construction Zone occupies the area north of the Waterfront Zone and east of the Marine Railway‐Model Basin Zone. This area includes contributing Building 166 and several noncontributing buildings, including a parking garage. The New Development Zone is expected to include modern residential, retail, and hospitality. New construction in this zone is expected to meet LEED Gold and net zero standards.
