Spotswood Paper Mill Acquired for $40.25M

A large industrial paper mill, located at 85 Main Street in Spotswood, New Jersey has just been acquired for $40.25 million. It was purchased by Rockefeller Group from the long-time previous owner, Schweitzer Mauduit International in a deal brokered by NAI Fennelly.

The facility was originally constructed in 1930 to produce imitation leather. Schweitzer Mauduit, the largest tobacco fine paper producer in the world, bought the site in 1940 and continuously operated there for 80 years until the plant's closure in late 2020. Sitting on 58-acres, the factory buildings total 429,088 square feet.

The facility offers rail access spurs, ceiling clearances of up to 26 feet, two 12-ton cranes, a backup generator, and heavy manufacturing equipment, reportedly capable of handling 6,000 gallons of water per minute. The sale of the property also included 28-acres of unimproved land across the street, for a grand total of 86-acres.
