Stoneweg US Receives Municipal Approval for New Coquina Key Plaza Mixed-Use Development

 

 

Stoneweg US has received final municipal approval for its planned Coquina Key Plaza mixed-use development, a project that will bring quality multifamily residences and retail to southern St. Petersburg while helping to attract additional private investment along the 6th Street South commercial corridor.

 

Stoneweg plans a total of up to 465 apartments and approximately 21,000 square feet of retail space on the 14.5-acre site, located at 4350 6th Street South.

 

The development’s apartments will range from 500 to 1,300 square feet, and at least 20% of the units will be offered as workforce housing, for people who make 80% to 120% of the area’s median income. Residents who live in the studio, 1-, 2- and 3-bedroom units will enjoy an extensive amenities package including a fitness center/yoga studio, community/game room, mailroom with package lockers, co-op workspace, pool with cabanas, dog park, and a walking trail.

 

For the retail space, Stoneweg is working with Retail Solutions Advisors in partnership with The St. Pete Greenhouse, a business assistance group run by the City of St. Petersburg and the St. Petersburg Area Chamber of Commerce, to secure and support a variety of small business tenants that will serve the local neighborhood.

 

St. Petersburg’s Development Review Commission gave final approval to the project in early January, with Commission members commenting on the quality of the plan.

 

“I think this is as important a project as anything that has come before us for a long time …” said Michael Kiernan, the DRC’s Chair. “I strongly support this. I’m delighted to see it.”

 

Added Todd Reed, the DRC’s Vice Chair: “So I’ll just take this, replicate this, and share it with others who develop. I think you’ve got a balance here, so it’s something that if we replicated this for the city, it would be a good approach.”

 

The project, one of the largest multifamily projects being done in the city, will feature a high level of design elements in its 3-, 6- and 7-story buildings, with the tallest buildings in the center of the property, for a soft-edge transition from the surrounding neighborhoods.

 

Interior features will include 9-foot ceilings, stainless steel appliances, balconies, low-flow water fixtures, energy star-rated appliances, smart home technology, washers/dryers, walk-in closets, and kitchen islands. The community will have the same design features throughout, seamlessly mixing workforce housing with market-rate apartments, reflecting a trend that multifamily developers are embracing around the country.

BDG Architects is the project architect, Booth Design Group the landscape architect, and Osborn Engineering the civil engineer. Johnson Pope serves as the land-use attorney, Retail Solutions Advisors serves as Broker and retail advisor, and B2 Communications manages public relations.

 

The Stoneweg US development team is committed to implementing environmentally sustainable practices that are practical, achievable, improve our residents’ quality of life and maximize returns for our investors. The Coquina Key project, an urban infill development, will transform the blighted strip center and will include many sustainable elements, including EV charging stations, bike racks, and pedestrian-friendly green public spaces.

 

Groundbreaking for the project is expected to take place this summer, with a construction period expected to last approximately nine months for the retail, and two years for the multifamily section of the community.
