Harvard Enterprise Research Campus Phase B Update 04/16/24

Tishman Speyer Files Letter of Intent for 2nd Phase of Enterprise Research Campus

Tishman Speyer has filed a Letter of Intent for Phase B of the Enterprise Research Campus, located on an approximately 4.8-acre parcel at 100 Western Avenue in Allston. Plans call for 5 buildings including approximately 720,000 sf of laboratory/R&D and office uses and 320,000 sf of residential uses (420 apartments), with a mixture of ground floor retail and community uses.  Breakthrough Properties, a joint venture between Tishman Speyer and Bellco Capital, will develop, lease, and operate the world-class laboratory and office space. As part of the development, Tishman Speyer will extend the Allston Greenway westward and include more than an acre of publicly accessible open space.

In a statement, Tishman Speyer Managing Director and Boston Regional Director Jessica Hughes stated,  “Our Phase B filing for the Enterprise Research Campus represents a continuation of our collaborative effort with the Allston community to further enhance this important part of the neighborhood.  We will continue to engage with residents, neighborhood organizations, the Harvard-Allston Task Force, local elected officials, as well as the BPDA, as we work collectively toward the start of the next phase. This Letter of Intent builds upon the tremendous momentum following last year’s groundbreaking for the entire first phase, bringing us one step closer to realizing a shared vision for the ERC as a welcoming community and a world-class hub of life-changing discoveries.  Together, we are creating a vibrant destination animated by landscaped open spaces, local retailers and restaurants, with homes affordable to a wide range of families and individuals.”

Carl Rodrigues the CEO of Harvard Allston Land Company also commented, “The ERC will be a hub for innovation, collaboration, and entrepreneurship, bringing together Harvard’s academic excellence with the dynamic life sciences and technology sectors of Boston and beyond. Phase B will also create new opportunities for the Allston neighborhood, with affordable housing, local retail, open space, and cultural amenities. We look forward to working with our partner, Tishman Speyer, the Allston community, the city of Boston, and other stakeholders to ensure that the ERC becomes a vibrant and inclusive mixed-use community that will foster creativity, exploration, research, and culture.”
