Update for 35-01 Vernon Boulevard

A 9-story mixed-use building, proposed for 35-01 Vernon Boulevard in Long Island City has now been reviewed and voted on by the Borough President. The project is waiting for the approval of zoning map and text amendments, requested a while back by the developer, Agayev Holding LLC. The submitted application is now in the hands of the City Planning Commission (CPC), who will have 60 days to conduct their review and issue a recommendation to the City Council.

For those of you who are unfamiliar with this project, here's a breakdown: The proposed structure was designed by GKA Architects. It would contain 107 rental apartments, including 27 affordable housing units. Tenant amenities may include a fitness center, a lounge, an outdoor terrace, and balconies for a number of units. The building would have around 28,000 square feet of ground-floor retail, in addition to both office, and light manufacturing space. Plans call for two basement levels and an underground parking garage with enough room for 77 vehicles. The development would total over 200,000 square feet.
