Updated Designs & Phasing Presented for North Capitol Project
The development team behind the proposed mixed-use project at 901 North Capitol Street has filed for a modification to the previously approved plan. The applicant proposed to incorporate updates to elements of the building façade, revise the proposed phasing for the development, replace the approved second-story retail space with additional lodging space; update the roof layout and mechanical screening; and revise the Project’s landscaping. Per the filing devoting the entire second floor to lodging use in lieu of extending the proposed retail use up to the second story is necessary in order to make the retail space more competitive in the market for prospective retail tenants since fewer tenants are able to fill two levels of retail space.
