17-story, 425,000 square foot ultra-sustainable office and retail building. 888 Boylston features 365,000 total square feet of office space, which will be anchored by Natixis Global Asset Management, who has leased 128,000 square feet across five floors. Other committed tenants at 888 Boylston include Abry Partners, Accenture, Bracebridge Capital, Martingale Asset Management and SCS Financial. 60,000 square feet of retail currently occupied by Eataly, Tesla and Under Armour are located on 888 Boylston’s ground floor; a new Del Frisco's Double Eagle Steak House will open at 888 Boylston during the second half of 2018. A new entrance to the Prudential Center shopping mall has been built as part of the 888 Boylston project. 888 Boylston is the first new Back Bay office building since 111 Huntington Avenue opened in 2001.
888 Boylston is built to LEED Platinum sustainability specifications and includes multiple sustainable features. Per developer Boston Properties, the building uses 45% less energy and 37% less water than a typical office building. A water-fueled chilled beam system circulates 100% fresh air throughout the building for cooling purposes, significantly increasing energy savings. Solar panels and 14 wind turbines on 888 Boylston’s roof produce up to 134 kW of power. 888 Boylston also includes sustainable features such as a green roof, outdoor terraces for tenants, energy-efficient lighting, a rainwater harvesting system and a green wall in the building’s lobby.
