About Mattapan Station Mixed Use Development

500 River Street, Mattapan, Boston, MA 02126

Approved mixed-use development project located adjacent to the Mattapan MBTA Red Line station that would consist of two new buildings with a total of 144 residential units and 10,000 square feet of retail. Phase One of the approved project would construct a five-to-six-story building featuring 135 mixed-income apartment residences, 10,000 square feet of ground-floor retail and a 2,000-square-foot community room.

51% of apartments (69 total) would be designated affordable; 54 apartments would be rented to households earning no more than 60% of Area Median Income (AMI), 7 apartments would be rented to households earning no more than 50% of AMI and 8 apartments would be rented to households earning no more than 30% of AMI. Two apartments would be townhouses with at-grade entrances, with the remaining 133 apartments located above. Apartments would include studios, one-bedrooms, two-bedrooms, and three bedrooms.

Phase Two would construct a four-story, 12,985-square-foot building featuring 9 mixed-income two-bedroom condominium residences. The Phase One building would feature an underground parking garage containing 70 residential spaces, and 9 surface spaces would be dedicated to the Phase Two building. 50 existing surface commuter parking spaces would be replaced. 20% of the development site would be dedicated to green space.
