A proposed renovation of the building calls for a complete transformation of the building’s shell and identity at the street/neighborhood scale along with a re-working of loading/servicing and multi-tiered outdoor amenity offerings. The most impactful part of the project is the enclosure of the first 2 stories of the building in a canted structural glazing system. The lobby will be relocated to the corner of Purchase Street and Summer Street, a new elevator will provide ADA access to a raised platform available to the public, and the emergency generator and loading dock will be relocated and replaced with active uses along the Dewey Square frontage.
The project includes approximately 12,000 square feet of net new gross floor area on Level 1 and Level 2. This new area, combined with the relocation of building services away from the public realm, will contribute almost 12,000 square feet of gross leasable area to the existing offering, which new space is anticipated to consist of active uses such as retail and restaurant spaces.
