Approved mixed-use development that will construct a total of 95 income-restricted residential rental units and approximately 11,334 square feet of ground-floor office and retail space. Residential units will include 44 one-bedrooms, 49 two-bedrooms, and 2 three-bedrooms. Resident amenities will include a courtyard and landscaped garden.
280-290 Warren Street will be constructed in two phases. Phase One which is now complete features a four-story building containing 51 mixed-income residential units and ground-floor office space to be occupied by Cruz Development Corporation; the Phase One building will be named the Dr. Michael E. Haynes Arms building.
The Phase 2 portion of the project, to be known as One Waverly, which was originally approved for 44-units of elderly multi-family residential housing is now being proposed for a total of 48 units of affordable multi-family rental housing for households with incomes below 30% of average median income (AMI) and up to 120% of AMI. There will be 3,483 sf of available commercial space at the ground floor, and 24 garage parking spaces. In addition, the Phase 2 building will meet Passive House sustainability requirements.
