Phase Two of the Portside at East Pier development on the East Boston Waterfront will feature the Beacon Collection, 296 luxurious apartment residences across two new five-story buildings with sweeping views of Boston Harbor and the Boston skyline. Beacon Collection residences will include studios, one-bedrooms and two-bedrooms, with finishes including Caesarstone countertops with slate backsplashes, two-toned kitchen cabinetry, hardwood-style plank flooring and Moen bathroom fixtures. Residences will also feature in-unit washers and dryers and oversized windows. A number of residences will have private balconies.

Over 11,000 square feet of amenities will be located at Portside at East Pier Phase Two, including an indoor pool with an outdoor sundeck, a fitness center with a spin room and yoga room, a rooftop deck overlooking Boston Harbor and a golf simulator. The two-building development is located on over two acres of waterfront land owned by Massport; the 132,801-square-foot Building 5 will contain 137 residences, and the 158,336-square-foot Building 6 will contain 159 residences.

Of Portside at East Pier Phase Two's 296 residences, 43 will be designated affordable to households earning between 80% and 150% of area median income (AMI) and eight will be extended-stay units. The remaining 245 residences will be offered at market rates. A one-level underground parking garage will be built on site with 253 spaces.
