The original proposed development, The Coolidge, called for 299 apartments in a 12 story building: 11 stories of apartments above one level of parking, lobby, and amenities with 2 levels of below-grade parking.
New plans submitted in late May 2020 call for a mixed-use project to include two-buildings, a hotel, and a residential building. The 8-10 story, 145,000 square foot hotel would include approximately 210 guest rooms, a restaurant/bar, fitness center, and amenity spaces for hotel guests. The apartment building consists of a 13 story plus a mezzanine, 205,000 square foot building with a café and co-workspace on the ground floor with 143 apartment units, including 11 affordable units above. The building also includes a resident lounge, fitness, and amenity areas. The mix of apartment units consists of 85 one-bedroom units and 58 two-bedroom units.
Both buildings will be serviced by a 115,000 square foot, 289-space garage underneath the site with 70 spaces allocated to the hotel; 158 spaces allocated to the apartment building, and 10 spaces allocated to the co-workspace. The remaining 47 spaces are to replace the existing parking on the site as well as a 14- space public parking lot at the corner of John St. and Green St. that CHR has agreed to convert into a pocket park.
