Four-story, 315,000-square-foot existing building located in the heart of Malden Center set to be transformed into a mixed-use innovation hub. The building’s large, flexible floor plates, redundant high-capacity power infrastructure, high ceilings and heavy floor loads will be preserved, and new, efficient building systems will be installed. Additionally, a two-story light well with a large skylight will be constructed at the building’s center, and a new two-story lobby will be added. Floor-to-ceiling glass will be added along the facade for additional natural lighting, and amenities will be constructed including a fitness center, networking spaces, and bike storage.

Exchange 200 will feature 200,000 square feet of flexible commercial space intended for office and technology tenants, as well as over 16,000 square feet of ground-floor restaurant and retail space. Given its’ existing power and network redundancies, Exchange 200 will also include 60,000 square feet of energy-efficient data center space, including 25,000 square feet of critical operation space. Located steps from the MBTA Orange Line and minutes from Interstate 93, Exchange 200 will provide direct access to Downtown Boston. The building is located across from Jefferson at Malden Center, a $120 million mixed-use development replacing Malden's former government center with three new mixed-use buildings and a walkable streetscape.
