Below are BLDUP's most active* Boston-area new construction multifamily buildings as of April 2019. All of these buildings are either approved, under construction or recently completed. Each building contains either apartments or condominiums; a number of buildings are mixed-use and contain retail space.

1. The Hub on Causeway

Bulfinch Triangle - Boston

Projected Opening: Phase One Now Open

The Hub on Causeway is a 1.87 million square foot mixed-use development featuring three towers with retail, office, hotel, and residential uses. The Hub on Causeway will be constructed in three phases. Completion of Phase One of The Hub on Causeway is expected in late 2018. Phase Two will consist of a 38-story residential tower with approximately 440 units and a 10-story citizenM hotel tower with approximately 260 rooms. 2. Winthrop Center

Financial District - Boston

Projected Opening: 2022

Winthrop Center is a 53-story, 691-foot-tall tower that would replace a decrepit City-owned parking garage located in Winthrop Square in the heart of Downtown Boston. Across the $1.3 billion, 1.592-million-square-foot tower’s top 26 floors would be approximately 500 condominium residences, with approximately 750,000 square feet of commercial office space across 20 floors below. As part of the proposed project, 115,000 square feet of new affordable housing would be created, most likely in Boston’s Chinatown in collaboration with the Asian Community Development Corporation. Millennium would pay the City of Boston $166 million in order to acquire and develop the garage site. Read More

3. 112 Shawmut Avenue

South End - Boston

112 Shawmut Avenue is a proposed 13-story, 143-unit apartment development with a 980-square-foot ground-floor cafe in Boston’s South End that would preserve and incorporate the street-facing facade of an existing six-story, 70,000-square-foot brick-and-beam South End office building, which would be partially demolished. Amenities would include a 13th-floor rooftop deck and amenity space and a 9th-floor rooftop terrace, both offering sweeping views of the Boston skyline. 112 Shawmut Avenue’s developer The Davis Companies is partnering with neighboring property owners Boston Chinese Evangelical Church and Chinese Consolidated Benevolent Association to establish a 1.9-acre Planned Development Area (PDA) across their three parcels. 4. DotBlock

Dorchester - Boston

Projected Opening: TBD

DotBlock will be a mixed-use development that will transform a collection of vacant parcels located at the juncture of Dorchester's Savin Hill, Jones Hill, and Meeting House Hill neighborhoods. In total, approximately 488 residential units will be built at DotBlock, a mix of apartments and condos, across five mixed-use buildings. DotBlock will include approximately 23,000 square feet of retail with underground parking for 360 cars. Read More

5. MIT Kendall Square Initiative

Cambridge, MA

Projected Opening: 2019 (partial)

MIT’s Kendall Square Initiative is a $1.2 Billion transformative project made of six new buildings under construction in Kendall Square. The project includes approximately 888,000 square feet of office space, 115,000 square feet of retail, 450 graduate student housing units, 290 housing units and over 1.8 acres of open space. 6. The Heights

Haverhill, MA

Projected Opening: 2021

The Heights is an upcoming luxury, mixed-use development in downtown Haverhill that will serve as a catalyst for future development in the city. The prime location, downtown, and adjacent to the Merrimack River, will provide an upscale lifestyle and urban design for its residential and retail tenants. The 65,000 square foot, the ten-story building includes residential apartments, a sky lounge, on-site dining, roof deck, café, and outdoor terraces. Read More

7. 28 Austin Street

Newton, MA

Projected Opening: 2019

28 Austin Street will be an energy-efficient mixed-use development that will revitalize a surface parking lot located in the heart of Newtonville with 68 mixed-income one and two-bedroom apartment residences, in addition to approximately 5,000 square feet of ground-floor retail space. Resident amenities at 28 Austin Street will include a common roof terrace and garden. 23 of the residences will be designated affordable. Retail at 28 Austin Street will include three or four boutique shops and an innovation center with shared office and co-working space. Read More

8. Bulfinch Crossing

Bulfinch Triangle - Boston

Projected Opening: Fall 2020

Bulfinch Crossing is a 2.9-million-square-foot multi-phased development project that will replace the existing above-grade concrete Government Center Garage with six mixed-use buildings, a pedestrian-friendly streetscape and a public plaza on two appropriately-scaled urban blocks spread across approximately 4.8 acres. The West Parcel will include a 45-story, 480-foot-tall luxury residential apartment building at 100 Sudbury Street, which will be the first structure built. 9. 839 Beacon Street

Fenway - Boston

Projected Opening: 2019

839 Beacon Street is an upcoming five-story building designed as a modern interpretation of Boston’s classic brick-and-bay townhouses featuring 45 apartment residences and 4,500 square feet of ground-floor retail. Apartments at 839 Beacon Street will include 16 studios, 23 one bedrooms, 4 two bedrooms, and 2 three-bedrooms. Six apartments will be designated affordable. Read More

10. Fenway Center

Fenway - Boston

Projected Opening: Early 2020

Fenway Center is a $600 million, 1.1-million-square-foot mixed-use air rights development project in Kenmore Square that will consist of five new buildings, including a 27-story tower, above the Massachusetts Turnpike and on existing surface parking lots. A total of approximately 550 residential units, 160,000 square feet of office space and over 50,000 square feet of retail will be built at Fenway Center, in addition to over 30,000 square feet of park and green space. A seven-story parking garage at Fenway Center will include 1,290 parking spaces. As part of the project, the Yawkey MBTA commuter rail station was recently overhauled, and new public access roads were constructed throughout the existing parking lots. Read More
