Framing Complete for Prism Apartments in Kendall Framing is complete for the Prism Apartments at 50 Rogers Street in Kendall Square.  The project will feature 136 rental units, a mix of studio, 1, and two bedrooms. Amenities will include a fitness center plus a dedicated workspace with an adjacent conference room. First units are expected to be available this coming fall.

$10.5M Permit Pulled for 2 New Cores at Necco St Garage A permit valued at $10.5M has been pulled for the installation for two new cores through the Necco St. parking garage. The work will include new mini piles, concrete core walls, and stairs. The 6-story garage was originally constructed in 1994 and was acquired by Alexandria Real Estate Equities for $81.1M in March 2019.

CO Issued for GE Office in Fort Point A certificate of occupancy has been issued for the base building core and shell plus the office space on floors 1 through 6 at 5 Necco Court in Fort Point. The historic brick and beam buildings have been fully renovated and will now be home to around 250 GE employees.

Demo App Filed for Southie Parcels to Make Way for 99 A Street A demo permit application has been filed to clear the commercial structures at 18-22 West Third Street, 30-40 West Third Street, and 42-44 West Third Street, in South Boston. The demo would make way for a proposed life sciences building to feature a total of 300,000 square feet with cafe space on the first floor plus parking for 162 vehicles. Included in this demo permit is the Coppersmith building which was acquired by Anchor Line Partners for $19.625 Million in June 2018. The restaurant-bar is set to close this coming January and is going out with a bang with a series of events including an ugly sweater party and a hang-over ready New Year's day brunch complete with IV stations.

Framing Rising for 50 Rogers St. in Kendall Square Framing continues at 50 Rogers Street in Kendall Square. The project will include a two-level below-grade parking garage that will hold more than 100 cars and 142 bikes. This project will also feature 136 rental units along with a landscaped courtyard and ground floor tenant amenity space. The building that has been designed with cues from the historic industrial buildings in Kendall Square is expected to be complete in Summer 2020.

NPC Filed for Innovation Point With construction wrapping up on the renovations to the historic buildings at 5 Necco Court, Alexandria Real Estate Equities & National Development have filed a Notice of Project Change for the new construction building slated to be included in the Innovation Point Project. The updated plans call still call for a 12-story building however total square footage has increased to approximately 316,000 designed for multi-tenant office/life sciences/r&d uses. The building would also include active ground floor uses, such as retail and restaurant spaces. Because of the Project Site's proximity to public transit and nearby public parking facilities, the new building is not proposed to include any underground parking. Per the filing, the development team plans to begin construction on 15 Necco St. in the third quarter of 2020.

Updated Plans Presented for 99 A Street In response to community concerns, Anchor Line Partners & Alexandria have presented updated plans for the proposed life science building at 99 A Street. The new plans reduce the building height from 133' to 100' and also cut down total square footage from 370,000 to 300,00. A change in parking was also included, up to 162 spaces from 76.

Construction Nearly Complete for GE’s Renovation at Necco Court Months after scrapping plans for a larger tower on the site, GE is wrapping up construction on renovations to the historic buildings on Necco Court. After deciding not to move forward with the new construction aspect of the project GE sold the site to Alexandria Real Estate and signed a 12-year lease for the warehouse buildings. The 100+-year-old brick and beam warehouses are currently being fully renovated and will include a bistro and modern office space for around 250 GE employees. As part of the project the Necco Court bridge is being restored with half of the bridge’s facade being replaced with new metal, while the side facing the Fort Point Channel will be replaced with glass. Gensler is the architect on the project and Eversource provided energy efficiency solutions. Eversource is supporting a number of energy-efficient building elements in this project with incentive dollars, including energy-efficient lighting and lighting controls, high performing chillers, pumps, windows, walls and roof materials with high insulating values. Construction is expected to wrap up in the coming months.

Steel Framing Ongoing for 50 Rogers St. in Kendall Square Steel framing is rising for the upcoming 6-story residential building at 50 Rogers Street in Kendall Square. The U-shaped building is set to include 136 apartments along with parking for 102 cars in a below-grade garage. Steel Work Expected to Kick Off Soon for 50 Rogers St. in Kendall Square Construction on the two-level underground garage at 50 Rogers Street in Kendall Square is nearly complete and steel erection is expected to start soon. The 6-story project will feature 136 rental units along with parking for 102 cars and 142 bicycles. The building that has been designed with cues from the historic industrial buildings in Kendall Square is expected to be complete in Summer 2020.

Innovation Point Acquired for $252 Million Alexandria Real Estate Equities has acquired the property at Innovation Point in Boston, MA for $252,000,100 from GE and MassDevelopment. The parcel consists of two historic six-story brick Boston Wharf Company warehouse buildings at 5 and 6 Necco Street and a section of the existing Gillette parking lot. Designed by Gensler, GE's approximately 2.5-acre, 390,000 square foot campus will restore the existing warehouses. Approximately 1.5 acres of public space will be constructed at Innovation Point, including a Harborwalk extension. The campus will also include a coffee bar and waterfront restaurant space on the ground floor.

Fort Point Parking Garage Sells for $81.1 Million The parking garage at 10 Necco Street in Boston's Fort Point neighborhood has been acquired by Alexandria Real Estate Equities for $81.1 million. The property features a six-story, 160,180 square foot parking garage that was built in 1994.
