Weiner Ventures Announces 1000 Boylston Will Not Move Forward
Weiner Ventures has announced the approved project at 1000 Boylston will not proceed. Plans for the project called for a single tower containing around 108 condo units, rising from a podium with 45,500 square feet of first and second-story retail and restaurant space.
In a statement Weiner said, “The 1000 Boylston project in Boston’s Back Bay set out to transform an undeveloped highway overpass into a hub of residential and retail activity, providing significant urban design and quality of life benefits while stimulating economic growth. The 1000 Boylston team will not proceed with the project. A combination of factors led us to this decision. While disappointing to have to make such a decision, we believe it is the correct one, and still paves the way for other future air rights projects to come to fruition.”

Plumbing Permit Issued for 321 Harrison
A plumbing permit has been issued for the new office tower under construction at 321 Harrison Ave. in the South End. The eight-story, 232,500 square foot addition is being added on top of the existing 300 car garage currently on the site. The existing lobby that connects 1000 Washington Street next door to the garage is also being reconfigured to accommodate the elevator core for the new building, thus connecting both buildings and serving as a shared lobby.

CO Issued for Emerson's Little Building
Just in time for the mass arrival of students at the end of this month, a certificate of occupancy has been issued for Emerson College's revitalized Little Building. The renovated residence hall will now house 1044 students along with updated social spaces and dining facilities. The Little Building was originally completed in 1917 and purchased by Emerson in 1994.

Bulfinch Crossing's Residential Tower Taking Shape
The upcoming 45-story residential tower, the first phase of Bulfinch Crossing, is taking shape with framing rising and facade/curtain wall install ongoing. The 480-foot tower will include 368 apartments along with 55 condo homes. All residents will have access to a suite of luxury amenities including a rooftop garden and lounge, fitness facility and pool, and sky lounge. First residents are expected to take occupancy in Spring 2020.
Additionally, Carr Properties, the co-owner of the development announced that they have become 75% owners of the project with the remaining 25% still belonging to National Real Estate Advisors.

Interior Finishing Wrapping Up for Emerson's Little Building
Emerson's full revamp of the Little Building, across from The Boston Common, is nearly complete with the facade in place and the tower crane removed from the site. The updated residence hall is set to re-open for this coming fall semester. The renovations have added around 290 beds to the building along with increased student and general-purpose social spaces.

321 Harrison Refinanced for $164.66 Million
The property at 321 Harrison Street in Boston has been refinanced via Goldman Sachs Bank for $164.66 million.
The eight-story, 232,500 square foot office building is under construction on top of the existing three-story, 300 car garage at 321 Harrison Avenue.
The resulting 11-story building will be approximately 150 feet tall and will feature a new glass curtainwall facade. The Roman numerals III II I (3 2 1) will be incorporated into the curtainwall facing the Massachusetts Turnpike, a nod to the building's address. The existing garage will be retained. Approximately 2,500 square feet of retail or gallery space will be added to the existing garage's street level.

Foundation Prep Continues for The St. Regis Residences, Boston
Foundation prep is ongoing along Boston's waterfront at the site of the upcoming 22-story St. Regis Residences, Boston. The luxury building will include 114 condos along with a fitness center, pool, library, and spa. Unit interior finishes along with the lobby and amenity spaces, designed by BAMO, will reflect the maritime location and utilize a color palette inspired by the water's edge. The St. Regis Residences, Boston will also feature a two-level signature restaurant and an extension of the Harborwalk around the exterior of the building. Construction is expected to be complete in early 2021.

Window and Facade Work Continues at Parcel K: Residential Building Gets a Name
Construction continues on the Seaport's Parcel K with both the hotel and residential buildings set to open in Spring 2020. Ora Seaport, the residential building in the project, will include 304 luxury apartments. Units will range in size from studios up to 3 bedrooms, many featuring private terraces. Resident amenities will include a rooftop pool, Skydeck, gym & wellness studio, cafe/coffee bar, and concierge service.
Next to Ora will be the Hyatt Place Hotel, featuring 294 guest rooms. The hotel is expected to open in March of 2020 and will be the first Hyatt product in the Seaport district. Hotel amenities will include 6,500 square feet of retail restaurant space, a lobby bar, outdoor patio, top floor pool, top floor fitness center, and rooftop deck.
Rounding out the Parcel K project will be around 12,000 square feet of office space and 18,000 square feet of retail and restaurant space. A one-level underground parking garage will have the capacity for approximately 450 cars.
