The Pinnacle at Central Wharf, Chiofaro's Harbor Tower, Now Under Review
The Chiofaro Company has filed the project notification form for the Harbor Garage Tower, now dubbed The Pinnacle at Central Wharf. Plans call for a 600-foot tower to feature 865,00 square feet of mixed-use space. The project would include approximately 200 rental units on the highest floors over 538,000 square feet of office space. The first 2 floors of the building would also offer 42,000 square feet of retail/restaurant space. Finally, a below-grade garage would include space for 1,100 vehicles.
Another key piece of the development is the 28,000 square feet of waterfront public space. The space is designed as an outdoor gathering space that would seamlessly integrate into the New England Aquarium's "Blueway".

Interior Finish Work Ongoing for The Sudbury at Bulfinch Crossing
With the first phase of move-ins expected this coming spring, interior finishing is ongoing for The Sudbury, the first building at Bulfinch Crossing. The 45-story tower will feature 368 apartments plus 55 condos. Resident amenities will include a rooftop garden and lounge, fitness facility and pool, clubroom, pet spa, and sky lounge.

City Selects The Cronin Group as Developer for 24 Drydock
After an RFP went out this past summer, the city has now selected Cronin Development to work on the 24 Drydock project in The Seaport. Cronin's proposal for the 32,324 square foot site calls for a 122,562 square foot building to include space for the current tenant Boston Ship Repair plus additional industrial space and a ground-floor restaurant. Cronin would also move their offices to the top floor of the property. Once the project receives further approvals construction is expected to last 24 months.

Another Extension Granted for Chain Forge Redevelopment
The BPDA has granted another extension to the developers of the Chain Forge hotel project in Charlestown. Due to the complex nature of the project financing has yet to be finalized however Dick Galvin of CV Properties told the board they have lined up an opportunity zone fund from NY for the project and expect this extension granted through April 30th to the be the last. Located in the Charlestown Navy Yard the historic building originally built in 1904 has been vacant since 1974. The new plans call for a 230-room hotel along with an on-site museum to honor the history of the property.

$5M Plumbing Permit Pulled for The St. Regis Residences, Boston
A permit valued at $5M has been pulled for plumbing work at The St. Regis Residences, Boston by American Plumbing & Heating. The waterfront property will feature 114 luxury condo residences plus a two-level signature restaurant and harborwalk extension around the property. Construction is expected to last through early 2021.

$4M Plumbing Permit Pulled for The Track at New Balance
With work continuing on steel framing, a $4M permit for plumbing install has been pulled by Valante Mechanical for 67-91 Guest Street in Boston Landing, The Track at New Balance. The Track will feature an indoor track as well as regulation hard court and turf field space and a separate warm-up track along with seating capacity for up to 5,000 spectators. The project will also offer a 3,500 capacity music venue in partnership with The Bowery Presents. Construction is expected to be completed in late summer 2021.

451 Unit Residential Project Approved in Fenway
Scape's plans for a 451 unit residential project along Boylston Street in Fenway have won approval from the BPDA. Along with the rental units the project will also include a 156 seat Black Box Theater in recognition of the project site’s important heritage and affiliation with the LGBTQ community. Units will range in size from studios through 3 bedrooms and 15% of rentals, 68 in total will be designated affordable.

Framing Has Kicked Off for the 44-Story Garden Garage Tower
Framing is now underway for the upcoming 44-story Garden Garage Tower in the West End/Bulfinch Triangle. The new building will include 469 apartments, 20,000 square feet of resident amenity space, 2,300 square feet of ground-floor retail, plus underground parking for 830 cars. The site design of the project will also improve the pedestrian experience between the West End and North Station. Construction is expected to be complete in late 2021.

There's No Missing The Beat In Dorchester
Construction continues on the revamp of the former Boston Globe Headquarters in Dorchester. The exterior facade is taking shape and some massive signage signals availability within the 695,000 square foot office/lab space. The Beat will also include a 10,000 square foot fitness center along with a 100-seat restaurant and outdoor beer garden. Although the property offers easy access to the Red Line there will also be parking for 868 cars and over 200 bicycles on-site. Construction is expected to wrap up sometime this spring.

Checking In On Boston's First St. Regis
While the project is yet to get out of the ground, reps for Cronin Development tell BLDUP that construction continues "on schedule" for The St. Regis Residences, Boston. The 22-story tower will offer 114 luxury condos ranging in size from one-bedroom homes to multi-bedroom penthouses. Residences will feature floor to ceiling windows, walk-out or Juliet balconies, along with gourmet kitchens. Amenities at the waterfront property will include valet service, a resident lounge, a heated stone-clad pool with a continuous waterfall edge, plus two guest suites for out-of-town visitors. The building is expected to open in early 2021.

Core Rising at 321 Harrison Ave. In The South End
The concrete core is rising and steel framing is also underway for the 8-story addition being added to the existing parking garage at 321 Harrison Ave. in the South End. The new building will feature 232,500 square feet of Class A office space. The existing lobby that connects the garage with neighboring 1000 Washington St. will also be reconfigured and renovated to serve both buildings.

Permits Pulled for Fit-Out of El Jefe's Taqueria at Emerson's Little Building
A series of building permits have been pulled for the fit-out of the upcoming El Jefe’s Taqueria in Emerson's updated Little Building. The fast-casual restaurant plans to open in March in the base of the renovated 12-story dorm which reopened this past fall.
