Related Beal's 1M+ SF Fort Point Project Now Under Review Related Beal has filed a PNF for the 6.48-acre site at 244-28A Street in Fort Point. Plans call for over 1 million square feet of space across three buildings all including ground floor accessory and mixed-use space. Buildings would include...- A 17 story Residential Tower (G4) would include approximately 366,100 square feet of space offering 370 units- A 13 story Office building (G5) which would include 332,192 square feet- An 8 story Lab/R&D building (G6) to include approximately 400,000 square feet  A 400 space parking garage would be located below the residential and office building. The project would also include the creation of a berm along the Fort Point Channel that will be part of a larger resilience structure that is anticipated to prevent flooding related issues. The Berm will be expanded into a waterfront park to provide increased access to open space.

Related Beal Files LOI for BFIT South End Campus Redevelopment Related Beal has filed a Letter of Intent for the redevelopment of the Benjamin Franklin Institute's  South End Campus. BFIT is planning a move to Roxbury but will continue to operate from the South End site until the move. Proposed plans for the redevelopment call for a 210,000 square foot senior care facility, the adaptive re-use of the Franklin Union building for commercial use of approximately 80,000 square feet, and an affordable residential building of approximately 20,000 square feet with a 4,500 square foot community space occupying the ground floor.

$93M Permit Pulled for Vertex Fit-out in the Seaport Consigli Construction has pulled a permit valued at $93M for the fit-out of the Vertex space at the upcoming Innovation Square Phase II. The work will include build-out of clinical manufacturing lab and office space plus fit-out of the 268,000 square foot building.

$2M in Permits Pulled for Renovations to Office/Lab Space at 451 D St Sterling Construction has pulled a series of permits valued at over $2M for renovations to the 8th & 9th floors at 451 D Street. On the 9th floor, the 4,500 square foot Inozyme Suite will see new walls, finishes and MEPs. The 8th flor spec suite will also be fitted for a 50/50 office lab split.


The Quinn

Construction Continues for The Quinn Facade and window install is nearly complete for The Quinn along Harrison Avenue in the South End. The 14-story building will feature 273 residential units, including 172 rental apartments and 101 modern condominiums, along with 8,500 square feet of ground-floor retail. Resident amenities will include an 8,000 square foot fitness facility, indoor pool, plus a 12th floor landscaped terrace. The Quinn expects to welcome new residents later this year.

$32M Permit Pulled for Renovation of Beacon Building as Part of Kenmore North Related Beal has pulled a permit valued at $32,843,000 for renovations to the Beacon Building as part of the Kenmore North Development. The work includes renovations to the existing 6 stories plus a 7th story addition. Along with the new construction on the neighboring site, the project will include around 280,500 square feet of office and retail space and approximately 60 parking spaces.

Framing Underway for ISQ Phase II Steel framing is underway for Innovation Square Phase II in the Seaport. The upcoming 4-story building will feature 265,000 square feet of lab ready space along with 10,000 square feet of retail/restaurant space. Amenities on-site will include Indoor bike storage, on-campus fitness, lockers, a collaboration center, private roof decks overlooking Boston Harbor. and   


Kenmore Square North

Plumbing Permit Pulled for Kenmore Square North American Plumbing & Heating has pulled a permit for the core & shell plumbing for the Kenmore Square North development. The development team has demolished 6 buildings on the site while 660 Beacon Street topped by the famous Citgo sign is being renovated. The project includes approximately 280,500 square feet of newly constructed and renovated office and retail space and approximately 60 parking spaces.

The build-out of the lower mezzanine level will include new finishes, fixtures, and floor coverings. The permit is valued at $700K.

$63.5M Permit Pulled for Phase II of Innovation Square The building permit, valued at $63,597,000 has been pulled for phase II of Innovation Square. The new 4-story building will feature 265,000 square feet of lab ready space along with 10,000 square feet of retail/restaurant space. The building will also offer parking for 45 vehicles in a below-grade garage. 


Kenmore Square North

Foundation Construction Continues at Kenmore Square North Foundation construction is ongoing for the upcoming 8-story office/retail building as part of the Kenmore North Redevelopment. The new construction aspect of the project will feature 119,00 square feet of office space over 8,00 square feet of retail and a 60 car parking garage. In total, the project will include approximately 280,500 square feet of newly constructed and renovated office and retail space.
