New in the Neighborhood: Jamaica Plain Update 09/19/19
Jamaica Plain has been in the news quite a bit this week with the announcement that legendary neighborhood bar Doyle's Cafe is for sale. According to the current owners they can no longer afford to stay in the neighborhood. Of course, this raises the question of how to balance the city's need for housing while maintaining the character of unique neighborhoods like JP. This debate requires much more in-depth analysis however there is no doubt that multi-family development has been booming in this area. Currently, there are around 1,000 residential units under construction throughout JP with another 300+ approved for construction. Let’s take a look at some of the recent completions and upcoming projects.
Construction on The Brynx wrapped up just last month bringing 149 rental units to Huntington Avenue, overlooking the Emerald Necklace. The project includes 2 buildings, the redevelopment of the fomer Goddard Housing nursing home plus a smaller new construction building next door. Units range in size from studios through 3 bedrooms all featuring open layouts and many with moveable kitchen islands and balconies.
The first units at 3200 Washington Street are available now with finishing touches wrapping up on the remainder of he apartments. In total the mixed-use project will feature 73 apartments along with 4,500 square feet of retail. Resident amenities will include a rooftop terrace, a private 8,800 square foot outdoor courtyard, a 5,600 square foot wooded green space and interior lounges.
Set to open later this fall, 76 Stonley Road will offer 28 apartments, just off busy Washington Street and a few blocks from Forest Hills. The modern 1 and 2-bed units will feature gray custom cabinets, quartz countertops, in-unit laundry, and walk-in closets. An underground parking garage offers space for 23 cars.
Under construction now and available for pre-sale, 45 on Burnett will offer 44 luxury condo homes. The units range in size from 740 square feet up to 1400 square feet and will feature European style kitchen cabinets and quartz countertops. Common amenities will include garage parking, bike storage, a pet grooming station, along with a roof deck with gas grill for entertaining.
This mixed-income apartment community, set to open this fall, is just steps from the Forest Hills MBTA Station. The building offers studios through three bedrooms along with a 42 car underground parking garage. On-site amenities include a fitness center, two community rooms, and a pocket park. There is also over 1,600 square feet of ground-floor commercial space in the property.
Also expected to open this fall, Vita JP will offer 82 stylish condos along busy Washington Street. The striking building will feature 1, 2, and 3 bedrooms along with concierge service, a roof deck, and a community room. The ground floor of the building will be home to a new state of the art Planet Fitness. Units are now available for pre-sale.
