451 Unit Residential Project Approved in Fenway Scape's plans for a 451 unit residential project along Boylston Street in Fenway have won approval from the BPDA.  Along with the rental units the project will also include a 156 seat Black Box Theater in recognition of the project site’s important heritage and affiliation with the LGBTQ community. Units will range in size from studios through 3 bedrooms and 15% of rentals, 68 in total will be designated affordable.

Scape Files LOI for 819 Beacon St. Scape has filed a Letter of Intent for a 395,000 mixed-use project at 819 Beacon Street. The project would feature 450 residential units and 50 patient family housing units in partnership with Boston Children’s Hospital. Scape Plans Would Bring 1357 Units of New Housing to Fenway Earlier this week, Scape submitted a Draft Impact Project report to the BPDA which includes significant changes to their 1252-1270 Boylston Street project plus a glimpse at what they are planning for 2 other Fenway sites, 2 Charlesgate West & 819 Beacon St. All three projects in total would bring 1357 units of housing to the neighborhood. After engaging with the Fenway community throughout the past 6 months, Scape has decided to adjust their original plans which called for 500 units of student housing to a residential use to address the need for housing in Fenway. The new plans for 1252-1270 Boylston, Boylston Place call for 477 fully-furnished apartments above around 18,000 square feet of ground-floor retail space. The updated proposal also includes a significant reduction in building height, down 30 feet, and material setbacks on the western and southern portions of the building.  As part of the project, a new home for the Black Box Theater will also be built, to now include 10,000 square feet up from the original 6,000 in the first proposal. This 156 seat theater would be operated on a not-for-profit basis. The Beacon which is currently permitted by Children's Hospital office development would now include 445 residential units, 50 of which would be set aside for families of patients at the hospital. This project would also include 215 below-grade parking spaces. Scape Signs 99-Year Land Lease for $9.755 Million British developer, Scape, has signed a 99-year land lease for 245 Elm Street in Somerville's Davis Square. The property features a 2 story 14,350 square foot brick building that was constructed in 1920.  The developer has yet to release any details on plans for the site, however, noted that the popular Irish pub, The Burren, would not be impacted by the recent lease. Scape specializes in developing privately-run dorms and has recently proposed it's first development in the U.S., a 15-story building on Boylston Street in the Fenway.

Scape Acquires Fenway Property for $39 Million Scape has acquired the property at 2 Charlesgate West for $39 million. 2 Charlesgate West was a proposed 29-story, 340-foot tall mixed-use tower that would contain up to 343,819 sqft of gross floor area including 10,000 sqft of retail. In April 2019, Scape acquired the property from Trans National and has not released any immediate plans for the site.  Trans National's defunct plans for the tower were to include approximately 295 residential units including studio, one-bedroom, two-bedroom, and three-bedroom units with rental apartments on lower floors and ownership condominiums on upper floors. Resident amenities would include a fitness center, a show kitchen, a dining room, a library and landscaped outdoor terraces with outdoor grills and dining space.

The proposed project calls for a 205,500-square-foot, 15-story building that would replace a row of low-slung storefronts along a stretch of the road that has otherwise been transformed by new development over the last decade. The building would hold about 500 units with ground floor retail.

New details and renderings for proposed 29-story Fenway tower, construction could start mid-2017Developer Trans National Properties today filed a Project Notification Form (PNF) with the Boston Redevelopment Authority (BRA) to construct 2 Charlesgate West, a 29-story, 340 foot tall mixed-use tower in the Fenway neighborhood that would include approximately 295 residential units, 10,000 square feet of restaurant/retail space and 7,500 square feet of office space; the following is a link to the PNF. Letter of Intent filed to construct a 28-story tower at 2 Charlesgate West in the Fenway A Letter of Intent has been filed by Trans National Properties with the Boston Redevelopment Authority to construct a 28-story, 340 foot tall tower at 2 Charlesgate West in the Fenway; the following is a link to the Letter of Intent. Designed by Elkus Manfredi Architects, the approximately 395,000 square foot tower would contain up to 325 residential units with a mix of rental and ownership units. The tower would also contain approximately 10,000 square feet of retail and up to 6,000 square feet of office space. The Boston Herald reports that retail at the tower would include a restaurant serving produce and cider made at Natick, MA's Lookout Farm, which is owned by Trans National Properties founder Steven Belkin, and a deli. Office space at the tower would be occupied by Trans National Properties. In accordance with the City of Boston's Inclusionary Development Policy, Trans National Properties would construct 45 to 50 designated affordable housing units. A least 50% of these units would be included within the tower; the remaining units would be built off site in collaboration with the Fenway Community Development Corporation and Fenway Studios. The Boston Globe reports that Trans National Properties expects to file more detailed plans for the tower this summer. Trans National Properties hopes to start construction of the tower in spring 2017 and open the tower in 2020. An existing office building at 2 Charlesgate West, which houses Trans National Properties' headquarters, would be demolished to make way for the tower. A new 300-unit residential tower could be built in Fenway Trans National Properties' latest proposal submission for the Winthrop Square Garage redevelopment offers a glimpse at a potential future redevelopment project located in Boston's rapidly developing Fenway neighborhood next to The Boston Conservatory. Per the submission, Trans National Group is planning a 300 plus unit residential tower at 2 Charlesgate West. Description of planned tower in Winthrop Square proposal Trans National Group owns the buildings at both 2 and 6 Charlesgate West as well as the adjacent 1161 Boylston Street and a fourth vacant parcel.
