New Boston Ventures Proposes Mixed-Use Project at 566 Columbus Ave.
New Boston Ventures has filed a project notification form for the development of a mixed-use project at the corner of Columbus & Mass. Avenue. The new 6-story, 66 unit residential building would replace the existing Harriett Tubman House on the site. The U- shaped building would feature a community-oriented ground floor with approximately 5,000 square feet of commercial space, including a social enterprise café with outdoor seating, an art exhibit gallery open to the public, and new, improved and modern community space for USES. The first two floors of the building would contain 11 affordable artist live/work spaces with 55 residential units a mix of one, two, and three-bedroom homeownership units on the upper floors. A below-grade garage would include parking for 42 cars.
The sale of the site will support United South End Settlements revitalization of the 48 Rutland Street Campus.

Interior Finishing Set to Kick Off for 45 on Burnett
Framing is complete, windows have been installed and drywall and plaster work are ongoing for the luxury condo project 45 on Burnett. The development team at New Boston Ventures, tells BLDUP they will be starting finishes soon on the Jamaica Plain development. The 4-story condo development was designed to meet LEED certification standards and includes 1 through 3 bedroom homes all with garage parking, elevator access, and superior finishes. Window install is moving forward at 45 on Burnett in Jamaica Plain. The project will feature 44 luxury condos ranging in size from 740 square feet 1 beds to 1400 square feet 3 bedrooms. Resident amenities will include ample indoor and outdoor green space and a rooftop patio and fitness center. The building has also been designed to include advanced acoustical engineering to minimize sound and vibration transmission.

Framing Complete for First Half of 45 on Burnett
Framing for the first half of 45 on Burnett, a luxury condo project in JP, is complete with foundation work underway for the second half of the project. David Goldman, of New Boston Ventures, told BLDUP that the building is being completed in two parts because of the layout of the site.
45 on Burnett will include a total of 44 condos along with parking for 36 cars along with common green space, a fitness center, and bike storage. The 1, 2, and 3 bedroom homes will feature hardwood flooring throughout, quartz countertops, and European style cabinetry.
Units at 45 Burnett are available for pre-sale now with nearly 35% already sold.

A Certificate of Occupancy has been issued for Boulevard on the Greenway, the 36 unit luxury condo building overlooking the Rose Kennedy Greenway. Model Unit Open at Boulevard on the Greenway
A luxurious model unit is now ready for Boulevard on the Greenway, the upcoming 36 unit condo project situated overlooking the Rose Kennedy Greenway.
Along with the condos, the development will include 3,550 sf of ground floor retail. A historic building on site designed by notable architect Charles Bulfinch has also been preserved and integrated into Boulevard on the Greenway's facade.

Finegold Alexander Architects Wins AIA New England Design Award for The Lucas
The Lucas, designed by Finegold Alexander Architects received an Honor Award at the 2018 AIA New England Design Awards. The Lucas is the transformation of a shuttered 1874 German Trinity Catholic Church. The concept is a building within a building - a steel and glass design that rises out of the massive stone walls to create a 33-unit residential community. The eight-story glass and steel building bursts through the former church’s roof with steel columns continuing the lines of the stone buttresses skyward.
The AIA jury noted: “The jury was intrigued by this adaptive reuse project, excited by the move of hollowing out a church and inserting an entirely new building. Reimagining the flying buttress for the twenty-first century could have been corny or clunky; however, these interpretations in steel subtly work. The addition is clearly contemporary, but in deference to the existing structure, a success in preservation.”
Each of the 1 to 3-bedroom units are completely individualized, based on unique architectural details. The existing Victorian Gothic features of the stone walls, tower, and arched windows are seamlessly blended with contemporary glass and steel. The design team sought to marry the old and new by retaining the architecturally significant landmark’s tracery windows, front doors, and other artifacts.

Electrical Permit Issued for The Marc
An electrical permit has been issued for The Marc in Bay Village. The project will convert the historic former church and rectory into nine condominiums. This boutique development will feature four two-bedrooms ranging from 1,800 to 2,000 square feet, and five three-bedrooms up to 2,400 square feet in size.
The Marc residences will feature amenities including direct elevator access from the building’s garage, two parking spaces per residence, smart home technology, gas fireplaces and a distinctive blend of classic & timeless finishes. Most residences will also feature private outdoor space.

Finegold Alexander Architects is the lead architect and LDa Architecture & Interiors is handling the interior design. The building is located at 110 Broad Street beside the Rose Kennedy Greenway in downtown Boston.
