New Windows Going In at Exchange 200 Renovations continue at Exchange 200 in Malden including the install of new windows. The 4-story building, formerly a banking operations center, is being converted into an innovative transit-oriented development, with street-level retail, a state-of-the-art data center and over 200,000 square feet of creative office space. Amenities added to the space will include a fitness center, networking spaces, and bike storage.

Corderman & Company Completes Engie's New Boston Offices at 9 Channel Center Construction is now complete on ENGIE’s new expanded Boston office at 9 Channel Center Street in Boston. ENGIE has moved into 21,000 square feet of first class office space on two floors of the modern mixed-use building in the city’s historic and vibrant Channel Center neighborhood. Corderman & Company provided construction management services on the project. The $3.2 million construction program, in collaboration with global design firm Gensler’s Houston and Boston offices, is a mix of open workspace, private offices, conference rooms, work lounges, wellness rooms, cafes, huddle areas, a private phone booth, and shower room in an inspiring contemporary environment.  Staying true to the warehouse-industrial architecture at 9 Channel Center, ENGIE’s offices include exposed brick and beam construction throughout. Colorful branded moments, statement lighting, and modern furniture provide a dynamic contrast. Each floor was designed with three zones to accommodate employee collaboration and individual work throughout the day. Pops of color were infused into the cafes and teaming zones. The central teaming area and perimeter individual workstations were designed to facilitate concentration and focus.  “ENGIE’s new Boston office is an agile work environment embracing employee engagement reflecting their forward-thinking,” said Corderman & Company Senior Project Manager Kevin Hegarty. “9 Channel Center is the perfect place for them to grow and thrive.” Owner/developer Berkeley Investments’ 9 Channel Center is part of their far-reaching program to enhance value through adaptive reuse throughout Channel Center. The building has been infused with new technology and a modern design aesthetic while maintaining its brick and beam ambiance. It is positioned at the cross-section of South Boston, Fort Point, and the Seaport District. Other tenants in the building include Corderman & Company, and Bargmann Hendrie + Archetype, Inc. The office and retail leasing agent is CBRE. The new space for ENGIE is one of numerous customized and creative offices that are either complete or underway by Corderman & Company. This includes offices for: Cybereason, Catalant Technologies, Venture Lane, Neoscape, Placester, Ideo, Enzyvant,, Goulston & Storrs, and Kensington Capital. Corderman’s team on this project was comprised of: Hegarty, Project Manager Jim Tully,  Superintendent Joel Ashton, Laborer Kenneth DeCampo, and Senior Estimator Cadman Corbett.

Renovation Work Ongoing at Exchange 200 in Malden Construction is ongoing for the renovation of 200 Exchange St. in Malden into a modern innovation hub. Floor-to-ceiling glass will be added along the facade for additional natural lighting, and amenities will be constructed including a fitness center, networking spaces, and bike storage. Exchange 200 will feature 200,000 square feet of flexible commercial space intended for office and technology tenants, as well as over 16,000 square feet of ground-floor restaurant and retail space. Given its’ existing power and network redundancies, Exchange 200 will also include 60,000 square feet of energy-efficient data center space, including 25,000 square feet of critical operation space.

The project features 73 apartments in total along with 4,500 square feet of retail space. Resident amenities include a rooftop lounge, courtyard, and fitness center.

$2M Fit-out Permit Pulled for 9 Channel Center A fit-out permit valued at just over $2M has been pulled for the 6th and 7th floors at 9 Channel Center in Fort Point. The permit calls for new finishes including, flooring, glass, and paint along with MEP upgrades.

Caffè Nero Coming to Exchange 200 in Malden With a permit issued in late July, Berkeley Investments has now announced the start of construction on Exchange 200 in Malden Center. Berkeley has also confirmed Caffe Nero as the first retail tenant for the transformative 300,000 square foot mixed-use project.  The transit-oriented property located in the heart of Malden Center will be transformed into a modern facility that can accommodate new creative office and flex/R&D space, data center, potential lab, and life science users, and ground-floor retail and restaurants.  Caffè Nero, the premium European coffee house, will occupy over 2,500 square feet of space on the building’s ground floor, including outdoor patio seating.

Permit Issued for Renovations at Exchange 200 in Malden A building permit has been issued the renovations to the existing office building at 200 Exchange Street in Malden Center. The permit includes selective interior and exterior demolition along with the upgrade of mechanical systems. When complete Exchange 200 will offer over 300,000 square feet of new creative office, data center and ground-floor retail and restaurant space. Upgrades to the space will also include a lobby redesign along with a fitness facility.

Construction Complete for The Graphic Lofts in Charlestown Charlestown's newest luxury residential project, The Graphic Lofts, is now open. The project features a total of 171 rental units, a mix of studios through three bedrooms with prices ranging from $2071 up to $6365 per month. Amenities at The Graphic include a game room, fitness center, and concierge service. The ground floor of the project also includes a 5,000 square foot commercial space.

Leasing Kicks Off for 3200 Washington JP Leasing has kicked off for Berkeley Investments, 3200 Washington JP, a brand new 73 unit apartment building in Egelston Square. Resident amenities will include a fitness center, garage parking, communal roof deck, courtyard and close proximity to the MBTA and Southwest Corridor Park. The building also includes approximately 3,500 square feet of retail at street level and a lobby that will showcase creative artwork from local artists.   The apartments in the new six-story building range from studios to three-bedrooms with square footages from 434 to 1,232 square feet, and market pricing starting at $2,405. The unit mix at 3200 Washington JP specifically includes 19 studios, 11 one-bedrooms, 34 two-bedrooms, and 9 three-bedrooms, many offering private terraces or outdoor decks in addition to the building’s shared roof deck and courtyard. Of the 73 units, nine have been designated as affordable rental units for qualifying households. Additionally, a separate triple-decker consisting of three additional affordable three-bedroom condominiums also offers affordable ownership opportunities.    Esther Chung Byun, Development Project Manager at Berkeley Investments, says she’s “thrilled that 3200 JP is finally set to open and welcome new residents to the community.” She adds that “the project’s location is highly desirable, with immediate access to the Orange Line as well as numerous parks and community amenities like Jamaica Pond, Southwest Corridor Park and The Brewery, JP’s unique small business complex. We’re also excited about the artwork to be showcased in our lobby that will bring the creative energy of JP inside, as well as the new retail we’ll be adding to a neighborhood that’s already rich with restaurants and small businesses.”   The project will seek LEED Gold certification as it welcomes residents in the summer of 2019.

Construction Wrapping up For the Graphic in Charlestown: First Residents Expected to Move in May 1st Construction is nearly complete for the Graphic Lofts in Charlestown, with first units expected to welcome residents on May 1st. This unique project combines the renovation of the existing Graphic Arts Building and a new construction four-story modular building. In total the building will include 171 apartments, ranging in size from studios up through 3 bedrooms. The project also includes around 5,000 square feet of ground-floor retail. The Charlestown location offers easy access to the MBTA Orange Line and is also next to the Hood Business Park undergoing its own redevelopment.
