Boston's Top New Construction Multifamily Buildings - November 2020 Update 12/03/20

November Multifamily

Here are BLDUP's most active new construction multifamily buildings as of November, 2020. All of these buildings are either under review, approved, under construction, or recently completed. Each building contains either apartments or condominiums; a number of buildings are mixed-use and contain retail space.

1. 44-55 Lagrange Street

Chinatown, Boston, MA

Project opening: TBD

A construction permit valued at $64,914,137 was issued to Fortis Property Group for work on 47-55 Lagrange Street. The approved 21-story tower will feature 176 luxury residential units including studios, one-bedrooms and two-bedrooms in the heart of Downtown Crossing. The development team acquired the parcel in February 2016 for $3.95 million. Learn more >>>

2. Boylston Place

Fenway, Boston, MA

Project opening: TBD

Scape, the developer planning Boylston Place, secured a loan from Madison Realty Capital, LLC for $165,000,000 to acquire the properties and to begin construction on Boylston Place. The project calls for around 226,700 square feet of mixed-use space comprised of 451 rental units, ranging in size from studios through 3 bedrooms. Learn more >>>

3. The Robinson

Revere, MA

Project opening: TBD

The Carlyle Group and Post Road Residential have secured a construction loan valued at $59,000,000 from People's United Bank to begin work on the 230-unit Robinson project. The project will build out 217,000 square feet of living space just 200 yards from the Wonderland T Station and sit across the street from Revere Beach. 4. 200-220 Huntington Ave

Back Bay, Boston, MA

Project opening: TBD

The BPDA is reviewing plans for a 351,000 SF mixed-use building on the former Midtown Hotel. National Development proposes 325 residential units for the site, with 153 below-grade parking spaces and room for 325 bicycle storage spaces. The new building, approximately 351,000 SF, would face Christian Science Center Plaza and feature 11,000 SF of ground-floor amenity space. Learn more >>>

5. Alta Xmbly

Assembly Row, Somerville, MA

Project opening: TBD

Framework continues on Alta Xmbly in the Assembly Row. The upcoming 8-story building will feature 329 residential units along with 10,408 square feet of retail space. The building will also include a 188 space parking garage. Learn more >>>

6. 780 Morrissey Boulevard

Dorchester, Boston, MA

Project opening: TBD

Michaels Development has modified plans for the new development at 780 Morrissey Blvd. The building's square-footage has increased from 163,885 SF to 179,435 SF while the number of residential units has increased from the proposed 206 to 219. Learn more >>>

7. The Mezz

Chinatown, Boston, MA

Project opening: November, 2020

A temporary certificate of occupancy has been issued for The Mezz in South Boston. The building features 42 modern condos with prices starting at $499,900. The Mezz is located on the site of the shuttered Broadway Theater with the former theater lobby being repurposed and restored into a residential lobby and retail space. Learn more >>>

8. 566 Columbus Ave

South End, Boston, MA

Project opening: TBD

566 Columbus Avenue has been sold by United South End Settlements to a New Boston Ventures affiliate for $13,250,000. The developer also secured a loan for $46,600,000 from East Boston Savings Bank to begin demolition and construction on the site. The project will create a new, six-story mixed-use building featuring 66 residential units in the South End. Learn more >>>

9. Bower Boston

Fenway, Boston, MA

Project opening: TBD

Building 2 of the $240 million Phase 1 "Bower" project opened for tenants to begin moving in. The two residential buildings (Buildings 1 and 2) of 7 and 13 stories, respectively, contain a total of approximately 339,000 square feet and feature 312 apartments, 37,000 square feet of ground-floor retail and 200 underground parking spaces. 10. Winthrop Center

Downtown Crossing, Boston, MA

Project opening: March, 2022

Work continues for Winthrop Center, the upcoming 53-story, 691-foot-tall tower in Boston’s Financial District. Millennium Partners recently secured a $775M construction loan for the project. Thetower will feature 321 apartments along with around 770K square feet of Class A office space. Plans for the tower were slightly altered over the summer due to the pandemic in order to reduce construction costs and secure financing. Learn More >>>
