Early last week, prior to the Mayor’s order to pause construction, demolition started at the former Dollar Store site at 457 West Broadway. The demo will make way for an approved 5-story mixed-use project being developed by Navem Partners. The new building will feature 44 residential units with 13,500 square feet of retail space. Luxury resident amenities are set to include a communal terrace, communal and private roof decks, fitness center, and community room. 457 West Broadway is ideally located near South Boston’s hottest restaurants, cafes, and shops with easy access to several public transit options. Demolition, excavation, and foundation work is expected to continue as soon as the construction ban is lifted.

Foundation Construction Underway for The Freeport
Foundation construction is now underway for The Freeport in South Boston. The Dorchester Avenue site, just blocks from Broadway Station will be home to an 8-story mixed-use building. The Freeport will offer 114 condo homes featuring modern finishes and numerous resident amenities including a rooftop deck with skyline and harbor views. The approved condo project at 425 Border Street in East Boston has been refinanced for $6.37M, via a bank facility through North Shore Bank. The 5-story building will feature 16 luxury condos over a 16 space garage in the Eagle Hill Neighborhood. The development team at Navem Partners purchased the approved project in December of 2018. Construction of the project is expected to kick off in February. The financing was arranged by FinanceBoston, a local real estate capital, and advisory firm.

Facade install is underway of the 14 unit condo building just outside Andrew Square at 33-39 Ward Street. The building will be clad in a combination of brick veneer, Arriscraft stone block, Hardiplank siding, and metal paneling at the cornice line of the building. BPDA Approves Change of Ownership for 425 Border Street in East Boston
The Boston Planning Board has approved the change of ownership of the approved 425 Border Street residential project in East Boston. The new owners, Navem Partners purchased the project in December 2018, two months after the BPDA approved the plans.
The new building will feature 16 luxury condo residences along with parking for 16 cars. The project site is located in East Boston’s Eagle Hill neighborhood just a short walk from the Maverick MBTA Station.

Change of Ownership Approved for 457 West Broadway
Navem Partners has received approval from the BPDA for the change of ownership of the upcoming mixed-use project at 457-469A West Broadway. The South Boston project was originally approved in March of 2018 and purchased by Navem in September 2019. The approved plans call for 44 rental units plus 13,500 square feet of ground-floor retail space. Resident amenities will include a communal roof terrace, a fitness center, and a community room. The project also includes 48 garage parking spaces.
This will be Navem Partners’ second major project in busy South Boston, with The Freeport, a 114 unit condo project under construction now. Navem also has 2 other smaller projects in South Boston nearing completion.
